Extortion from Contractor- $11K-$14K for basic stair railing?
Comments (26)I wasn't confused about the railing vs. stairs, that was quite clear in the original post. But it sounds like you signed a contract with an open ended price after getting a second contractor bid for $4800 and now the first one is saying $11-$14K. Wow. I like what GN Builders said, get more estimates. I recently got 4 bids for mudjacking a sinking driveway, and they varied from $978 to $4600. Not taking either the high or the low - it's going to be about $2k. Incredible what stuff costs. But unless you do it yourself or have a woodworker friend, you're at the mercy of the market. If you have kids, get them interested in mechanical trades, either as a hobby or career. You'll help increase the labor pool and competition, and they can do stuff for you free. :-D...See MorePaint for Oak Stair Rails
Comments (17)The spindles would have to be painted. My understanding is that a gel stain is used along with a poly wipe. My bannister was dismantled, stripped, sprayed stained and then sealed. They actually put it back together and spray stained it in place after building a tent in the house. It really produced noxious fumes. The spindles were also spray painted while disassembled and then the final coat put on after assembly. Cost was about $6000. A new staircase bannister and treads with spindles was over $25,000 because of the curvature. We also had to replace the curved bull nose because it got lost. The replacement piece was actually bendable stainable plastic that hardens to look like wood. If I had gone back with a wood bullnose piece it woul have been $3500 to recreate that curved piece. Comments (7)I can't think of a reason to return the landing guard at the top tread of the stair. The floor landing is a "walking surface" but the top tread is not . A combination railing/guard at the open side of a stair is required to extend from the lowest to the highest stair nosing. Take the photos of the existing stair and my diagrams to the building department and ask if options C, D, and E are allowed. One reason this is an odd situation for most of us that the California code that requires a 42" high residential landing/balcony guard but a 34" to 38" combined stair handrail/guard is rare. For the rest f the country the landing/balcony guard can be 36" tall and easily aligned with the stair railing. Comments (4)As an FYI- I was also thinking of replacing our indoor wood stair railing with a new railing made of simple iron spindles and a new wood handrail. We have ~50 ft of railing. The quote was ~$10K, so I’ll have to pass on this idea as it’s not in my budget. In short, I agree with Joseph’s comment above....See Morekculbers
