Dekton w 25yr warranty vs quartz no warranty

last year

Was quoted $5500 to have the high bars leveled and white artic quartz installed with a floating waterfall through a company w high reviews though that offers no warranty on installation or product. I was also quoted $12000 to have dekton installed w a floating waterfall through a company w a 25 year warranty on the product and two year warranty on installation/will fix any issues for free. Plan to rent out condo. Who would you go with?

To me waterfall countertops are for very contemporary kitchens, which yours is not. I would use a regular one level counter and get a new bid.

I also wouldn't do a waterfall countertop for a rental, not matter how contemporary the kitchen was.

@john how Define "good". Do they provide soft water? Yes, like any other ion exchange water softer that is properly sized and set up, it will provide soft water. The aren't doing anything that makes the water "more soft". Is it more reliable than other softeners? They are probably more reliable than very low-end water softeners, but very reliable softeners are readily available built with industry standard parts for (Fleck control valves, for example) for not much money. Does it provide better value? Value driven customers can probably do better by ordering a Fleck based softer online from Amazon. Do they provide better service? There's a large network of Culligan dealers who can install and service a water softener. If you need that level of service and want a national brand name, they probably aren't a bad choice. Local water treatment companies can also do a very good job, without the cost of a national brand. So, what sets them apart? Water softening is a commodity business - there's no secret sauce. There's no water softer that's going to make your water "more soft". There are some gimmicks out there - such as twin tanks and units that don't require electricity - that don't provide any real tangible benefits. Some of the hardware is better than others. But there is industry standard, highly reliable and highly serviceable hardware available for moderate cost. They have a memorable brand and a dealer network.

Caligirl - I had the door painted in Scherrs' stock white paint. They use Sherwin-Williams paint, and give you the name and number of the color. I'm planning to buy moldings and cover panels (i.e., plywood!) stock at a lumber yard and paint them to match. This is one of the things I'm loving about this idea. Scherrs told me that they will paint custom, using any Sherwin-Williams color. I used their standard white, which is fine for me and matches all the moldings in my house, so I don't know if there's an upcharge for using another color. About the door sample, yes, you can get as many as you like, but you pay for them. Mine ended up costing $50 and is about 15x20 (not sure of the actual dimensions). You have to choose the door style and also the edge profile. I spoke with Dea at Scherrs, and she helped me to figure out what to use to get the look I want. I chose a simple door with picture frame molding around the recessed panel. A traditional look for my traditional house. I actually like the Ikea doors, and if Adel White had been a painted finish instead of thermofoil, they might have swayed me. As it is, I couldn't be happier with the Scherrs door. Are you thinking of using white paint? I thought about another color on at least some of the cabinets, but I was concerned about the edge banding on the cabinets showing through. I always notice that when I'm at Ikea, and if I were using a wood door, I would re-band the edges to match. I figure that the whites should work fine. Even if there's a bit of difference, they'll be close enough that it won't stick out if you happen to see a sliver between doors.

The weird part of the layout is the bump out where our daughter's closet is, by the stove. Husband isn't keen on taking that out, so for now it would be a work around. If the one wall comes out (where the "doors" are on the top wall), it will extend that part of the kitchen back out another 3.5-4' by 11'. (the rooms are currently offset, which I couldn't figure out how to show w/the planner so I just went ahead and made it so that wall was eliminated, making the dining area larger. Otherwise it would be like this, and not have a peninsula. There's nothing else I can think that could be changed to do w/the layout and traffic, so if you guys see something, feel free to point it out! The door on the left is the basement, that can't go anywhere, and the door on the right is an open doorway that goes to the living room, so that can't go anywhere. The door on the bottom wall is the patio door to the outside.

I love your countertops with the clean lines and square corners i just had quartz countertops installed with curved corners after i had specifically ordered squared. Sadly, they tell me i have to pay and will not replace it. I even hired their designer and we went over all the details including straight clean cut sides and square corners. Not once did they ask me what radius I wanted. She only showed me the buffet in their showroom with squared corners. She then did up drawings with square corners which I signed and they still installed rounded corners. i want to have it replaced, as it isnt what i ordered but now they want to take action if i dont pay the balance owing :( I feel I need to stand my ground as this is a huge investment. Thoughts?

I would be tempted to go with a warranty, but what is actually covered? If it doesn’t cover improper use by the homeowner or renter, which would be my guess, the warranty is not likely to be much help. I wouldn’t spend money on a waterfall for a rental unless modern and high end due to the expense, probable abuse by renter, and difficulty of repair.

I am a fabricator. I would use a cheap granite over either quartz or Dekton. The Dekton is brittle and more easily chipped than either granite or quartz. For rental use the quartz is more prone to damage from heat and scratches. Some granites are more susceptible to staining (some are not). Either way Dekton is not a great choice for a rental.

I wouldn't have a waterfall in a rental unless it was a high end rental, with high enough escrow/damage coverage for if the renters break the waterfall. I realize there are a lot of good renters out there, but there are for sure a lot of not good ones too.

I wouldn't be too sure on the total coverage of issues with the Dekton. Just the standard manufacturer issues. Things like renters damage would not be covered and wouldn't be a free fix.

Chipping is not covered under this warranty. Chipping does not occur because of defective material; chipping is the result of the scraping and bumping of objects against the edges of the surface.

Granite City Services, do you have any granite all white recommendations that would not be prone to staining and would ensure the wear and tear of a rental?

I love my dekton but would not do it for a rental especially at that price increase. i think quartz if ok for rental - a light quartz is definitely more popular/trendy although slightly less durable.

I would certainly not do dekton. Maybe white quartz but as noted if the cabinets are staying and it’s a rental just lower it to one height and put in the cheapest quartz you can find. If you want a warranty buy Cambria.

If you want white, use Corian. Sure, it isn't in style but it is never out of style. It won't stain and can be repaired and anyone who uses that as an excuse not to rent the apartment needs to be looking for a high end luxury rental
