Ideas to market house still being built

Hi! Just coming on to see if anybody has any ideas on how best to market a house that is structurally built but not yet complete. I am thinking maybe putting an easel and a canvas with an inspirational photo of what each room could look like design wise. I am trying to help the buyer envision how amazing they can use the space. I would love some ideas. This is the stage that I am trying to market at (in the photo below)

Renderings, walk through video, online, on sign. Rough spec sheets for finish.

Typically clients still can't visualize until home is drywalled and hard to get bites unless inventory is scarce.

Interesting framing. Will the home be wrapped in shear? Region?

I have worked with builders that used to market this way. Then they had buyers interested, they would spend all the time helping gather materials, cabinetry, lighting etc ( with a retainer of course ) and clients were still walking away because they didn't want to "wait ' for the house. Lots of hours wasted and missing out on other potential buyers. It just hasn't been a great plan around this area. Now they built to completion with their own designer and just sell it.

They do put it on the market before completing using renderings. It has been much easier and much quicker.

***update*** According to the sales person, the deal I received is still better than their current incentive. When I purchased in November the homes were slightly discounted and all my options and upgrades were 20% off. So after adding all of my upgrades the home came out to $165,700. With the new deal the base home starts at $163,000, and they throw in hardwood floors (in the kitchen only), stainless steel appliances, and the granite counters. Customers THEN have to add in my upgrades and washer/dryer/central air at full cost. Incidentally, my upgrades and options were: -crown molding in the kitchen -42" cabinets with upgraded (level 2) trim -central air -brushed nickel lighting fixtures, door handles, etc. -Upgraded kitchen sink and faucet (Blanco) -upgraded carpet and padding -garden bath -added a loft and removed the 3rd bedroom I'm having a difficult time verifying the numbers, but he said my upgrades and options came out to $36,000 in credits. The new incentive is $22,000 in credits. I still feel like something isn't quite right, but he seemed very honest during my initial purchase. He actually talked me out of a few options as "unnecessary", and for each of my 6 change orders he waived the contractual $100 fee. So I would like to trust his explaination, but I'm still a little uneasy. In regards to cearbhaill's comments, I feel the situation is quite different than buying an item today and seeing it on sale next week. First, most reputable retailers (amazon, best buy, etc) will refund the difference if the price is lowered within a certain timeframe. Also, unlike other purchases, and home is an investment that will appreciate, and I will later need to sell against other competition in my community. To me this is significantly different than any other standard purchase.

I am amazed at how few errors or disappointments those above have had to deal with. Our build has been fraught with many more than described above. It seemed almost daily we would find something wrong (either completely wrongly built, or just misguided such as the vents in awkward spots). When we were hiring subs (we are DIYing the second half so far fewer errors in this half), we would come home and brace ourselves as we knew something would not be to our liking. We just did not yet know what it was. Some of the bigger, harder to fix errors were: 1)framers did not use a level when they set the roof trusses so all the walls were off centre in our upper level -- we did not find this out until after they had bricked, 2)The masons did not clean up all of the mortar spills when bricking so there are still mortar stains on our bricks 3)Having no HVAC plan with agreed upon locations for duct runs, vents, etc set us back months as we had to go back to get a HVAC design done and start with a different HVAC plan and contractor,4) the foundation was not level in all spots, and some spots did not have a brick ledge where brick was planned. I did read an ebook before building that is all about typical building errors to watch out for (or poor design decisions made by builders). I highly recommend it for those seeking more answers than provided by this thread. Good luck all. Most mistakes can be fixed. Find them as soon as possible. Assume every time you visit that mistakes have been made in your absence and measure and check every single thing. Work out in advance the locations for everything (esp HVAC items) as builders will not usually make good aesthetic choices. Not sure why so many of them think a thermostat should be centered on the largest display wall in your house. Here is the ebook I mentioned that deals with typical errors to watch out for and hence avoid. I found the fee for the book to be well worth the price. Sorry it is not free. the number one thing, move that sofa out of the doorway. pull the rug and sofa floating in the room. center the rug and put the front legs of the sofa on it. the chair looks like it was part of a sectional? is that true, if so I would take it out and bring in the chair you have in the dining area and that love seat. put the love seat to the window side and the chair to the other side angles. you have a great touch of blue in the island, bring that into the other room in touches, patterned curtains, pillows, and in art work. splash it around and let it be the first bit of color it will lead you into others.

Our most recent proposed build spurred our neighbours to sign petitions and appear at the Committee of Adjustment in opposition to our "monster" house. Now it's the smallest zoning approved project in the neighbourhood. Fifty years ago the whole area was farmland. In another 50 years, expect luxury mid-rise. My DMIL lives in Richmond Hill. Every time we go to visit, we see the egregious lack of zoning control. Yonge Street even up there is becoming a canyon of high-rise condos with small retail on the ground floor. Yonge and Highway 7 over the years. Photographic Images of Richmond Hill** 2021 adjacent to 8 lanes of divided highway a subway coming soon. Approved April 2022, commuter communities of 40,000 units Yep, highrises and highways and subways everywhere. Too many damn people!

Agree with Debbie. Friend of ours was a builder/remodeler and would do some very nice high end flips. He would never market until the house was completely finished. Adding a buyer before finishing just makes things more complicated, specially with the wrong buyer!

Another builder did have an early buyer and they wanted a completely different kitchen. The builder took $50K in cash and changed the kitchen. Those buyers did close, but you have to have a contract that will protect the builder if that buyer walks away at the last minute and leaves you with a kitchen that doesn't belong with the exterior style of the house.

I am an intern for a custom home business in Orlando Florida we are dealing with demand exceeding supply. It’s more about helping customers see the vision of the house. I was tasked to come up with some creative ideas. I am unsure how to go about learning CAD/ doing fancy renderings but I’m considering learning that. Was just wondering if anyone has been in the same boat as me and have done something that’s worked.

You are not going to be able to learn photorealistic rendering fast enough to do anything about that house. It is a 10K minimum spend, with 18 months of learning the nuances. You should farm it out to someone local who already has the skills. Develop a partnership. But if demand exceeds supply, most people will not care. They will just throw money at you until you accept it. People cannot afford to be picky just because they lack visualization skills.

Overseas renderers will do it for far less than US or do-it-yourself. BTW, what builder installs windows in the rough framing stage?

The house across the street was sold with an online rendering before the framing started.

Photo of finished house:

A 3D computer model can be rotated on screen and modified for the buyer.
