Comments (18)Hi Kim...Don't be all worried...This thread is not meant for that..:-) It is just to keep our friends well informed and to teach others what to look for and be aware of, and up to us to decide what to do with it.. We just deliver the news and the public choses what they want to do.. If I were you, I would be more worried of not knowing what could possibly cause harm to your plants than to find out too late, possible after throwing a plant away after it's demise the way many I know had to do in the past. Now you are armed with information that will help you stay ahead of the game in case it happens, avoid future problems, and if you should have any problems from not taking precautionary steps, how it could of started, and what to watch for when you do visit places that sell plants or when you receive them from any source.. I would just keep a close eye on them, and if you notice any strange happenings with your plants, check your cultural habits.Be informed about how to care for them as best as you can learning from these forums.. Learn as much as you can about those jades and what keeps them healthy and happy..Visit the Cactus and Succulents forum..There are jade threads galore.. I would defiantly have a magnifying glass available, and this thread at your disposal if your plants should ever encounter the problems associated with pest's spoken of here.. Comments (17)Even in the face of falling home prices, we decided to continue living in our current home and NOT put it on the market until our new home was ready. Financially, selling earlier MIGHT have made better sense but 1) I absolutely do not want to move more than one time and 2) I cannot stand the thought of real estate agents walking strangers through my home! Besides which, I'll readily admit that I am simply not a good enough house-keeper to keep my home in "showing shape" seven days a week for weeks/months on end. LOL! Being able to clean it up, paint it up, and showcase it after we move out (as opposed to showing it full of all our junk) will probably balance out whatever equity we lose due to the falling market. At least that's what I told DH and since most of the JUNK is his and he didn't want to put it in storage for 9 to 12 months AND he is no better at housework than I am, he let me convince him. Luckily, we were within a couple of thousand dollars of having the mortgage on our first home paid off before we signed a contract for the new build. (Would have already had it paid off but three years ago, when we found the land we wanted, we discovered it was a whole lot cheaper to refinance our house and purchase the land outright than to get a land-only loan.) Since we won't be faced with the possibility of two mortgages, that gave us a lot more freedom. Fortunately too we're in a part of the country that hasn't been hit too hard by the subprime mess plus we're in a university town where rentals are at a premium so, if we can't get a decent price for our current house when we're ready to sell, I'm 100% sure we can keep it rented easily enough. In fact, I've been advised that holding onto the old house and renting it out would probably be the smarter thing to do financially. I just really don't want the hassles of being a "landlord" though so I'd really rather sell it, roll whatever equity we have into the new house, and be done with it....See MoreNeed advise. Comments (18)***update*** According to the sales person, the deal I received is still better than their current incentive. When I purchased in November the homes were slightly discounted and all my options and upgrades were 20% off. So after adding all of my upgrades the home came out to $165,700. With the new deal the base home starts at $163,000, and they throw in hardwood floors (in the kitchen only), stainless steel appliances, and the granite counters. Customers THEN have to add in my upgrades and washer/dryer/central air at full cost. Incidentally, my upgrades and options were: -crown molding in the kitchen -42" cabinets with upgraded (level 2) trim -central air -brushed nickel lighting fixtures, door handles, etc. -Upgraded kitchen sink and faucet (Blanco) -upgraded carpet and padding -garden bath -added a loft and removed the 3rd bedroom I'm having a difficult time verifying the numbers, but he said my upgrades and options came out to $36,000 in credits. The new incentive is $22,000 in credits. I still feel like something isn't quite right, but he seemed very honest during my initial purchase. He actually talked me out of a few options as "unnecessary", and for each of my 6 change orders he waived the contractual $100 fee. So I would like to trust his explaination, but I'm still a little uneasy. In regards to cearbhaill's comments, I feel the situation is quite different than buying an item today and seeing it on sale next week. First, most reputable retailers (amazon, best buy, etc) will refund the difference if the price is lowered within a certain timeframe. Also, unlike other purchases, and home is an investment that will appreciate, and I will later need to sell against other competition in my community. Comments (55)Thanks everyone for their insight. Our house finally closed yesterday. Of course you go through a lot of emotions, at least we did, (Couldn't wait for it to sell, then became sad at the thought of really leaving it...etc) but now that we've settled into a rental, we're happy to be done with the whole selling side of things. We also feel grateful to have had a sucessful sale in this market. Now that we are in the buyer's seat we still doubt WE would be able to make an intellegent decision based on one visit. Our needs/wants are a bit more unique than the average buyer though. If it were just my husband and I, I could see falling in love with something perfect for the two of us when I walked in the front door...in fact I did: We made an offer the other day on a home that I DID fall in love with on the first visit. I loved it when we pulled up and throughout the whole house. Had it not been an evening visit and we couldn't see most of the yard, I'm sure I would have talked my Husband into offering then and there. Come to find out, it was a short sale and in reality it was perfect for US, but not for our son. We convinced ourselves that we could make the modifications needed to make it work for everyone. Our Agent explained it could take months to hear back so we could offer and continue to look and pull the offer at anytime so we decided to go for it. We have since rescinded the offer when we realized no matter how much I wanted it, and modifications included it wasn't the right house for ALL the family members. I would have always felt it was a selfish decision. Since then we've gone back to another house we've been watching for a 3rd visit..... and now plan to offer on because it's a good compromise house for everyone. I guess it took 3 visits to convince me that I was doing the right thing by choosing this one. It's not that I didn't like it, it was just not what I had envisioned we would buy which was a forever dream home. I've realized it might not be possible to mesh what is perfect for me with the needs of my son. So, after that really sank in and I became ok with it, I feel good about this offer. It's a low offer (I think it's overpriced and part of the reason it's been on the market 10 months) so if we get it, we will be able to make the changes I want that would make me happier with it, and it is an AWESOME place for my son's needs.
