Chaise Sectional Family Room Layout

Hello Design Experts:

I need help in figuring out whether I should get a right Hand or left Hand facing chaise sectional for my family room. I added a few pictures to explain my thought process.

My vision is to have a layout similar to this photo:

The 3 following photos are actual photos of my empty family room:

Below are the two proposed furniture layouts. The blue figure is the proposed chaise sectional. The red squares are two chairs, the brown rectangle a coffee table, and the burgundy rectangle the tv console.

Which layout is preferable given that I have a kitchen island on one side and a patio door on the other side.

The second one faces the window and the TV, I would go with that one.

Are those drawings to scale? If so, both layouts look crowded. This first one crowds the kitchen stools and the second crowds the door to the lanai. Have you considered putting the chairs across from the sectional? Or trying smaller chairs or just one chair or a larger sectional?

That is the only living space in the house. It's a townhouse we're renting for a year or two. We sacrificed on space to be close to the beach, which has been an awesome choice, until Irma, of course. We don't have any other "real" furniture for the living area, and we wanted to avoid purchasing anything until we bought a home, but when the old sofa had to go, we had to replace that. So we don't have any other seating, but it's really not a big deal. We don't have kids or family in the area, and we don't have a bunch of people over at one time, so the sectional is enough for our current needs. Is there anything in particular you would suggest for ottomans? I would like something that fits physically with the sofa to get something close to a chaise feel without having to close off the space permanently as you would with a chaise. Finding the right size is important too, as I dislike the really big ottomans for sectionals; they take up way too much space and prevent the use of a coffee table.

Thanks for the great tips. Yes, it's a good point that 16 won't be sitting at the same time...more like 12 or so. Sadly, I have to go fairly dark due to the cleaning and staining issues. I should have added that I plan to add a large 12 x 15 area rug to break up the dark sofas from the darkish wood. I can't go with medium gray because it will look too "matchy-matchy" with the med. gray stone fireplace. Quick question/concern...I searched for sofas that are made from "Sunbrella" people here suggested and there are only a few and they are outdoor sofas. Mostly, the Sunbrella fabric is pillows. Also, I'll be removing both sofa tables behind the sofas that are there now, so that will give me another~ 4+ feet. But I still plan on putting more narrow sofa tables as I don't want the sofas right up against the walls, so it will be more like an extra 2 feet I'll be gaining. Any other suggestions for a "tough" fabric that won't be torn easily? We've had issues with guests sitting on the sofas, etc., with keys, etc, in their back pockets that tear the fabric or snag it. What are opinions on leather? Vinyl? Also, I'd like to lighten up the room with a cleaner, more modern white (ish) paint, maybe with a touch of gray, )but not with any blue or "pink" in it.) The walls are now painted Sherwin-Williams "Accessible Beige" and the Doors (not seen in the pictures are "Dovetail"...which I LOVE, but is way too dark for the walls. I've already gone down the line of the "Dovetail" paint strip and the lighter colors look kinda "pink-ish" in that room.) Thanks again everyone

Also thinking of a 72 inch media stand (65 inch tv that will be mounted and round coffee table. Pics attached. Room is a blank canvas now, walls are sherwin Williams accessible beige and kitchen over looking is all white. I appreciate your advice in advance. Once furniture arrives I’ll be looking for an area rug, art work etc to pull it all together.

Honestly I can’t decipher your floorplan as to where you’re putting TV which I assume is focus for the seating arrangement. That amount of walk space is about width of an door, so it could work, but could feel tight for a high- traffic pathway. Also would not leave you any room for end tables, so you need to be thinking, how does your family use the sitting area— do you plan drinks/ snacks/ pizza , does anyone read books that require task lighting ( very quaint I know , and use of phones/ tablets/Kindles etc make such lighting less important). Will you always use the furniture lined up in a row of 4 people, or do you need a conversation grouping where some seating is at right angles or across from each other? It’s fine if not, and if room is mostly a media viewing arrangement, just think about how you may want to use it. Also depends on style of furniture, how deep, how high are backs regarding blocking views.

In the first one, there doesn't seem to be enough room between the island seating and the two chairs. The second one would I think be better, but I'd shift the sectional a bit towards the island, leaving more room for the chairs near the patio door. The two chairs might shift a bit toward tv to allow better access to the patio door.

Are you commited to a sectional? Your space seems smallish (when considering traffic patterns and doorways) for a big piece of furniture like that. If you didn’t have that hallway door near bathroom #2, it would lessen the traffic through there.

A sofa plus chairs would be much more flexible and as noted is less bulky, but lets you shrink or expand the grouping ( by how you place chairs, tables, ottomans) over time as you get more familiar with your traffic patterns and how you like the sight lines. You can create an “ L “ on either end with a chair or make a “ C”.
If you already know your family’s relaxing style is perfectly suited to make best use of the sectional , then that may be different but I think they’re often sold on basis of static “ looks” more than comfort and functionality. I think they underestimate the benefits of side tables for drinks and such - though you can use C tables for some of that- and having place for more than one person to put up their feet. Hence another reason to understand how much space you have to allow for things like that as well as pathways.

Thank you, everyone! The drawings are not to scale. I'm attaching a layout with dimensions. The overall area is about 20'x17' and area where the sofa would go has a coffer ceiling about 12'x16' (red rectangle). I'm also attaching the dimensions of the furniture that I would like to put in there. One of my main goals is to have plenty of seating space since this is the family room and there is no other siting area in the house (i.e., there's no other living room/tv room). Of course, I would like plenty of seating space without compromising flow and without making it crowded.

How many people use the room regularly? How many when you have guests? Are you wedded to the idea of a sectional? Sofa and chairs, with an ottoman when you want to put your feet up, give you more seating.

My living/tv room is quite small and I really wanted a sectional like yours for the chaise. However, all of them stuck out just enough to encroach on a doorway. I ended up using a long four seater sofa with recliners on both ends. It's worked out great for us.

Room looks pretty dark for me, so I would not block door to lanai.
