If you are selling, I would not spend money on things with such a definite style.

White for the walls would look nice with the tiles.

I wouldn't even spend money on a new sink, and you also don't need to paint the room unless the paint is clearly worn. If you do paint, definitely do white. The object when preparing to sell is to make the property (as much as possible) an appealing blank slate. Cleanliness and lack of clutter is the most important aspect. The sink you chose might be atttractive to you or your MIL, but it is not going to appeal to the majority of buyers. Having a bowl on top of a vanity is very different than having the bowl inset. Don't complicate your job by changing that up. The one thing I would recommend is if there is wallpaper anywhere, remove it and paint the walls white. Old wallpaper is very offputting to prospective buyers. Just take care to choose the right white. If the floors are a warm color, use a warm white. Clashing colors anywhere won't help sell the house.

You mentioned already buying the sink. Can you return it? I agree it’s an iffy choice for buyers.

Return the sink, not a good choice. If the room absolutely needs paint, go warm white and make sure rooms are clean and decluttered.

Is this attached to abedroom ? If so what is the style in the bedroom? I kind of like the sink but maybe save it for somwhere else . Or just do white walls let the sink be the star and be done.

I’m looking to buy a home and from a Buyer’s point of view, I say paint walls a nice white. Keep the tiles, floor and sink. Also replace the faucet. The sink is adorable and while I like it a lot, it really wouldn’t appeal to a wide range of Buyers.

Okay, i will paint a warm white. the current sink is damaged, that is why i am replacing it. i am replacing the faucet, mirror and lights as well ( the lighting is very weak and window is north facing. This is a Powder Bath, not attached to any bedroom.

My advise is to keep it simple, just repair what needs to be repaired or painted and decluttering is most important. Here are a few things you can do that are not expensive, all from Home Depot.

PS It looks like your toilet and sink are a Bone colour so that's what I show for the sink.

Remove all the furniture in so it's not a distraction if there's a shower in the tub don't put up a shower curtain cuz they'll probably throw it away if they buy it anyway

The bowl is pretty but too strong a statement for any house being put up for sale. And many people don’t like vessel sinks at all - even in powder rooms.

Return the sink. Save your money to paint the walls white, declutter and clean the house to the last corner.

Are you getting new vanity? Because that sink is a “vessel” sink and it won’t work with that vanity. It sits on top and has just drain hole not big opening for current drop in sink. While I understand “staging” and keeping things neutral, I think you could do something a bit fun in this powder room.

Something like this. You could paint existing vanity and replace sink with white drop in although might be less expensive to buy small new one. Add a few cool accessories and bring sone personality in to give buyers one look that could inspire them.

We sold my mom's house this summer, she lived in it for over 60 years and hadn't updated much except for a new fridge and range when the old ones broke. All we did was declutter and clean it. It sold in 3 days. No paint, no new furniture, no replacing anything, even a faucet that didn't work. The new owners have repainted all the rooms and it looks fabulous! So glad we didn't spend any money to do something they would have changed anyway.

Agree with others to keep any changes simple and inexpensive. I love the yellow tiles myself, but the lookers/buyers in our gray mod world probably won’t, and might end up gutting it all.

The new sink and lights are beautiful and charming, love the idea of them in there (I’m so sick of generic modern ’updates’), but much too unique and taste specific for resell.

Keep it calm and cohesive. You want them to imagine the potential regarding their own taste. Neutral paint, new sink, new faucet, and different window treatment or leave window bare is all I’d do. A clean blank slate with minor necessary updates is usually most desirable to potential buyers … as well as not be a waste of money and time for you. It doesn’t need to be ”fun”, or a design statement, it just needs to appeal to the masses.

I agree with others. Return the sink, replace the faucet with a new single lever type, paint the walls a soft white, purchase a larger mirror so the room looks larger and replace the Austrian shade with clean white faux wood blinds. Don't get caught in doing something half way. Just CLEAN AND NEAT so someone can move in without doing anything.

The resale market has flipped to a buyers market here and most new buyers want “move in ready”. Check with real estate top sales agents and get good read on your particular market. Then do what they recommend. Clean and very tidy is best with older home. Good luck.
