Windows Design Dilemma Before & After

anybody know how to get this done?

So I paid for an exterior design plan. The picture looks good. one problem is I don't how to switch out the Lintel on the top of the window and add the wooden lintel. also over the garage

does anybody know who to call for work like this? masonry people? and is that just a facade on the surface or do these designers expect to do a full replacement with a wooden lintel? how much does something like that cost? can you just attach a piece of wood over the existing brick? how would that look?

any examples or pictures would be greatly appreciated

If the lintel is decorative, a skilled carpenter can install a faux lintel.

I don't think a straight concrete container 1inch thick will be strong enough. I recently built a 3.6mx0.9m by 1.2m deep fishtank out of structural plywood and hardwood, and did all the design calculations. It is possible to work out the strength required, although it's a little difficult for concrete, as concrete is very brittle and has a low tensile strength. The average force on the wall will be about 230kg/m with more force near the bottom and less near the top (however, tanks are usually cross braced at the bottom and open on the top). Think about the tank as a 24" slab with a 1000lb weight in the middle and think how strong it would have to be to hold without cracking. A circular tank will be stronger, and putting reinforcing wire, rod or fibre will make it more practical. Chicken wire wouldn't do a thing, but fencing wire, hardware mesh or fibreglass mesh would probably work. You should put the reinforcing on the outside of the tank. It's going to weigh a lot! As an alternative idea, you could use a foam core of 2inch polystyrene boards with (3?) cement-acrylic and fibreglass layers on the outside and inside with through links made from light wire. It would weigh a lot less and it's really only the surface that you need to be concrete.

If you have Photobucket, Flicker, or other hosting sites take a picture that you don't want because you are going to edit it. When you are in the edit mode, take an eraser and erase all of the picture and I mean all of the picture. Call this new picture whiteoutspam. This is the first process. Copy the html code and paste it here. What you will see is a white blank picture instead of a regular picture. It will be easier for both of us if I do the background code because it can get involved. Depending on the length and weight of the actual curtains/drapes and how they are managed for opening and closing, you may need support at the third points, rather than the mid-point. You will certainly need screws long enough to penetrate into wood studs and framing behind your gypsum board (or other material) walls. Have you done this sort of thing before?

I am the homeowner. Not the designer. I would ask the designer but they are a no frills designer. they dont do anything more than the first design.

if anyone can comment on arcy_gw that would be great. I would love to just mostly cover up the arches. it would be a lot cheaper. but how would that look. any examples would be great

I would think even though this is a "facelift" job you would still need a general contractor to manage it. He/She should have access to sub-contractors like masons.

That is not a exterior design plan, that is just a photoshopped rendering not anything of any use. It is just a picture. You need someone on site to investigate what is there and what can actually be done.

its brick and batten. the name is there. and you are correct you get what you pay for. I wish I was dripping with money. I would have gone to the best designer and the best builder in the city. The reality is the bank owns everything.

also the reality is I probably wont do all the suggested upgrades. as they are expensive. but might as well kick some tires with a local mason. a good one. I wouldn't even know the starting cost. does anyone have an idea on that?

thank everyone for their help. this forum is so great for educating the homeowners.

torontohome3000, seems like a lot of effort for minimal effect.

The details on your home currently are really lovely and appropriate for a Country French home.

I would keep the eyebrow arches, and windows and simply spend my money on new garage doors which really don't fit the style of your home.I would also increase the size of most of your exterior wall lights.

Don't turn this into a farmhouse.

The "new" render looks so stark compared to the softer, warmer feeling of your current French Country style. Perhaps you should consider changing the color of the windows so they aren't so harsh. Warm and soften what you have and redo landscaping.
