Obviously, the original post has resolved itself one way or another, many years ago. However, just in case others in a similar situation happen along and read this: Babysitting at age 12? Before you allow your child to do this, OR hire a 12 year old sitter for the most precious things in your live, good idea to check the laws in your locale. It's illegal in my state, for children under the age of 13 to either babysit (including siblings) or to be left home alone. Of course, that's not a law that's enforced many times, BUT if something were to happen when a 12 year old were left in charge of children, there could be serious legal ramifications (one of which is that the children can be taken away from the parents). Also, no matter how responsible a 12 year old is, are they educated in advanced first aid? Do they know how to recognize and handle a household emergency (do they know how to turn off the water, the electric, how to replace a fuse?) could a 12 year old protect herself and a couple of children if the house were broken into by some grown men while they were there? She certainly couldn't pack the kids into the car if an ER run became necessary. Personally? I'm not a big fan of letting young teens babysit because they don't have the education or life experiences to handle the kinds of situations listed above. The one exception might be, if the young teen were sitting for the next door neighbor, and her mom was home to help if needed.

Probably they used light countertops in the ad because of the contrast with the black costume and to give an overall light/optimistic "feel." I am not a design or marketing person at all but (after several viewings) I can see how carefully the ad was constructed. You all do notice that it's a GIRL'S bedroom, right? Love it. OK, I admit, I didn't really notice the countertops until the second viewing. But still. LOL at all those TV kitchens. The "pre-reno" ones are still pretty nice compared to a lot of real life ones! (Including mine.) I bet all that color in them (walls, cabs etc) is for a reason. If I knew anything about design I'd know what the reason is...

It really depends on how badly you want to sell the house and how much interest there has been in the house. If this is the only offer you have gotten and it's be on the market for some time, I think you would be wise to follow homechef59's advice. If it's a new listing in a hot market with lots of showings of your house, you might dig in your heels. But I've seen that really backfire on sellers - my hairdresser and his wife's house has still not sold after over 2 years on the market. It is a lovely house, but it has issues that he and his wife were blind to. It was also priced too high and when they have lowered it, it's been lowering by $25-50,000. For a nearly $1 million dollar house, that's just not enough. He now has it rented as his insurance company finally got wind that it was unoccupied and was going to cancel the insurance on it. Thank to your agent. That's what she's getting paid for - to give you advice in situations just like this one.

Window treatments can be such a pain to get right. Struggling to block the sun in my den as well so I feel your pain. :) Your curtains are beautiful. I'd have to see the whole room to form an opinion on the whole look but I can share my preference for length. I like them when they barely kiss the floor and that's because I find them a pain otherwise when I'm vacuuming. Not usually a fan of tied back curtains but YMMV. It's your home. Try it out and if you like how it looks and it works for you, do it.
