Kitchen and Family Room half wall separator. Advise needed!
Comments (50)Did you ask the contractors why the half wall had to stay? I cannot think of a reason why the return could not be on the living room or kitchen full wall expect that both the kitchen and living room remaining walls look like exterior walls...even then there looks like an interior wall on the other side of the opening across from the half-wall. I just moved one...not a real problem...the late-twenty-something sheet metal guy was not real happy (more his personality than a reflection of the job's difficulty)...but it was not very expensive to do. He had to cut into the subfloor which our carpenter patched. I seriously felt like reminding the sheet metal installer that if people never needed him to do ANYTHING, there would be no reason for him to get a paycheck...bit my tongue but his p&m'ing sure got tiresome! Is there a basement; if yes, finished or unfinished ceiling? Our ceiling was finished....that too was easily patched....See MoreHalf Wall / Pony Wall - Should it stay or go?
Comments (17)Oaktonmom that is a good point, but unfortunately as mentioned in my original post, the other wall opposite the fireplace is not wide enough to put a tv on, that is part of the dilemma with this space....See MoreOpen kitchen wall to basement stairs??
Comments (12)Single level. The wall itself is not load-bearing, although could require a support post on the corner in between the dining/kitchen. I had a residential architect in and he said you won’t know if the overhead beam runs all the way to end of house or just the width of doorway until you open up the wall. And we are putting all new lighting in so will be doing relocating and new wiring anyway. We are lucky enough to have a very good friend who is an electrician! If only I had a good friend in other trades.... lol I was a little worried about opening up a can of worms with that wall though......See MoreI need to know if I should open up a staircase or leave it enclosed
Comments (23)In order to make an informed decision, I would have a professional take a look, so you know what you would be getting into structurally and cost wise. An option could be changing dining room side only, but have to consider symmetry, especially with arch going into living room. Perhaps it wouldn’t necessarily have to be entire wall as well. No matter what you decide (leave or change): - I would highly recommend painting the hall, staircase and living room the same color as dining room. - Lighten the stairs (see below) and change runner to something lighter/more interesting - A gallery wall could detract from the staircase’s narrowness, as the eye will be drawn to wall - Add a great ceiling light in front entrance If it were me, I’d first make these updates and then you can always reconsider. You may be happy with how the stairs feel, as well as the whole space in general; lighter, fresh and more cohesive...See MoreRachel
