Comments (5)Thanks everyone. I really appreciate all the advice. I am currently getting quotes on a tankless water heater. Mine is a 18 years old gas system. If I can create enough space for a countertop or bench that really adds value to the room and justifies the extra cost, I will upgrade. Otherwise, enclosing a new traditional water heater is also a possibility, since I’ll likely replace this one very soon. I was thinking of stacking the washer and dryer so we could have a bench to sit on to tie our shoes or wait on. However, I believe my dryer duct and electrical cord for the washer could reach it I did side-by-side. I like the look of a side-by-side with a counter over the washer and dryer, and perhaps if I upgrade to a tankless system, do a corner bench where the current traditional water tank is? We also have that big white cabinet next to the stairs to go into the kitchen which we could do something with. Comments (33)Seems like you are working with similar type lot restrictions as I have. But you get a wider lot - I had to do a longer and narrower house. Some of the suggestions and criticisms others here will have aren’t taking into account you are working with a cramped space; a snout garage can be a necessity with narrow lot widths, no lanes, setbacks, even restrictive covenants *requiring* a front load garage in some neighborhoods. They may not be as common in some areas as others, and not lend as much curb appeal, but I don’t agree they are “awful” either. I like Virgil’s tweaks. Angled entries and walls are a waste of space. Remove it and have more room for cabinetry. I think a shower on first floor is a good idea. In my house, also a two story - with all bedrooms up and a small den on first floor - I actually removed a walk through pantry from builders plan to fit in a shower (gaining a 4’ vanity rather than pedestal sink at same time) and put in a pantry cabinet instead. The Costco overflow can go in the basement along with spare freezer etc ;) I think the “back hallway” is fine. It’s a functioning hallway, not a grand foyer hall. Is this your only laundry space, or do you have another set upstairs by the bedrooms? I ask as in my mudroom off garage I put a stackable W/D and no sink but that is because I have a 10x10 laundry room on another level with a sink, etc. If this is your only laundry space, I would get a sink put in where that counter space is. Are those mudroom closets intended for linen or for coats and boots and such? I ask because I rather despise bifold doors and find using PAX wardrobes instead - planning your own system for your needs like shoe trays, pull out baskets and drawers for hats and gloves, etc. can be much more functional.
