Neighbours pitched roof leaking

Our next door neighbour has a pitched roof extension, and the water is streaming down a gap between their pitched roof and our flat roof. The water is penetrating our wall which has caused a damp patch in our lounge.
We have spoken to our neighbour and the roofer has stated that there is no guttering taking the rain water away and as the gap is so small it wouldn't be possible to install one. A short term solution would be to fix flashing where the gap is, but this would only be a temporary measure as the water would pool on top.
I was just wondering if anyone could please provide any advice how this problem can be solved? We are struggling to get hold of roofers as they are so busy, meanwhile our wall is getting more and more damp.
Any advice would be greatly welcomed,

do whatever it takes to fix it, it's YOUR investment too. don't wait for the neighbors to do the right thing. Feel for you.

You're over-thinking this detail. If the boards are level enough for modern fiberglass reinforced asphalt shingles they are certainly level enough for Ice & Water Shield underlayment. The major beneficial feature of this material is that it seals the roofing nail holes and seals to itself at the laps. How well it adheres elsewhere is a side benefit that will only matter if you are ever in a hurricane. How much wind uplift resistance do you think stapled double coverage felt underlayment provides? I have a sample of this stuff from the 70's and the two lapped pieces are still stuck together. If you ever put the two sticky sides together you will not be able to separate them without tearing the polyethylene sheets away from the asphalt layers and that is quite difficult to do. You can run this stuff vertically, lapped the wrong way, or forget to remove the backing paper and it will still perform better than any other underlayment. Use the real Ice & Water Shield or make sure any substitute is 40 mils thick with a smooth polyethylene top sheet. This is the same material as Vycor 40 but with a non-slip surface. You still want to be careful walking on it when wet.

What is the age of the roof? How long had the support posts been failing? I'm betting what happened is that over time, the roof slowly settled downward where the posts were rotten, and as the roof had a slight elasticity, it stretched downward as well and maintained it's seal. Then when the posts were replaced, they were replaced with the original correct height posts, which moved the sagging portion of the roof upward abruptly, which caused a bit of a break in the asphalt. That is NOT the carpenter's "fault" It's a continuation of the structural repair itself. Replacing failing structural members often has a negative effect on other portions of a structure. In a home, the drywall would crack and the flooring might buckle. It's part of the process as a whole, not divorced from it. I'm betting that the roofers find other structural issues that will need attention such as decking needing replacing and flashing needing to be replaced. A low pitch roof has a short life span as it is anyway, and it was probably due for replacement long before it began to leak.

Typically, asphalt shingle manufacturers recommend installing asphalt shingles on a slope of 4 in 12 or greater however most manufactures will warrant their shingles down to 2 in 12 if the recommended installation method is used. Currently that method is full coverage of Ice & Water Shield or one of its imitators. Be careful to read the instructions because some manufacturers require the use of their version of I&WS which can be inferior. Its all about marketing; you must pay more for longer limited warranty that deceases in value every day. The warranty is the marketing tool that took the place of shingle weight per square when felt changed to fiberglass decades ago. The ultimate is a Lifetime warranty which apparently has no clear definition. I specify full I&WS underlayment on all roofs regardless of the slope. Warranties protect you from a bad run at the factory and little else, I&WS is cheap instance for leaks for the duration.

Three on the tree, you are correct technically you can ballast up to 2/12 but you will not be able to find anyone or any discussion of anyone ever doing it on a 1/12 or greater pitched roof on a custom home. The gravel would end up in our gutters after a year or two. The heavier the gravel the more risk to the roof for tears as it eventually moves. Not to mention at some point there will be a roof leak and moving that gravel is expensive and can make finding leaks very difficult. IMO who built the house , is it a new build . I need more info for sure and you need to fix what ever is happening to your house . Where I live this would never happen since our homes are much further apart and I need to see pics from much further back and honestly i don't know what oyu are showing in those pics.

It doesn't look like there is an adequate solution for you. There's probably some issues and responsibilities about who owns what and which wall, it looks like 3 coming together here.

The gap looks to be about 2" wide, too small to get anything in there or down in between. You can see the collection of all the debris washing down from their tiled shingles, if not already there will be so much organic material collected in that gap down at the ground it will retain moisture and that will translate through your wall. And stink.

Besides, no matter what you do, their pitched roof will still route water and debris up against your vertical wall. Their roof needs a cricket built to route the water the other (perpendicular) way.

As a temporary stop gap, you "could" put a flashing tucked under their 2nd shingle and up your wall. However, the water is still coming straight to the wall, so it will backup under their shingles and cause lots more trouble for both of you.

I'd start by cleaning the debris out of the gap. I suspect it's acting like a wet sponge and holding the moisture against your wall.

What is the separation between your two walls below the roofs and what are they constructed of?
