Comments (17)You are going to want more than 32" for the toilet. 36" is standard (and perhaps even code in some areas???? Not here in Maine but I heard people saying that on other forums...) We have 34" and it feels fine but I dont think I'd want to go much tighter. You could solve that simply by flipping the closet and shower. So, have your shower -rotated 90 degrees and witha glass end wall- at the end of the tub (which is a nice setup you can see in many bathrooms, the tub deck can actually protrude under the shower glass wall and be a ledge or seat in the shower). Then the passageway moves to the left, and you can steal a bit of space from the other closet for the toilet. Either that of have a shorter vanity. 48" isn't a size I'd fight for. It's too short for a double vanity, really (unless you're using one of the new two-faucet 'trough" styles) so why not go down to 42" and have a better toilet area? For resale, though, you should consider a double vanity. Some people I guess expert truly huge ones, like at least 5+' long. But you CAN get smaller ones, Ikea has some great ones for tight spaces. Comments (30)My parents house is like that, but there’s a wall with a wide doorway into the area with the vanity, so it’s open but also easy to close off by just putting a curtain rail up. It’s also oriented to the room such that if you only use enough light at the vanity to wash your hands for a midnight potty run, it really isn’t enough to bother someone in the bed if you place the bed sensibly. Getting ready in the morning would be trickier if you needed to do makeup and so on so needed proper lighting, so that’s where a screen or a curtain would come in....See MoreMaster Bedroom-Bathroom Layout?
Comments (18)I guess a big part of why we picked that location for the water closet was because there was already a window in there (room would not be dark) and because there is enough adjacent wall for a pocket door to travel into. Also because the plumbing could not be heard if the toilet is flushed at night. It's not exactly set in stone though since this wall does not currently exist and we aren't married to any drawings we've come up with thus far. Relocating the washer and dryer is a long answer. When I put in the doorway to the master bedroom I made sure to buy a door big enough for the washer and dryer to fit through. They absolutely must move out of the garage. As-is the dryer vents through over 20' of flex duct with two 45 degree bends and a 90. The washer drain and water lines run underneath the floor of the dining room which was originally on a slab, but was raised up about 1' to provide a space to run them. Think of it as a small, completely inaccessible crawlspace. Because of the height the drain angle could not be set correctly and the water lines have also had issues before we bought the house. Also, any maintenance or repair requires destroying the dining room floor. Other exterior walls are all taken up by bedrooms and the living and family rooms. If I put them in the small closet immediately off the master bedroom I'm looking at a straight shot, 16' of vent through the crawlspace. It's a very tough problem to figure out... I'm including a sketch that shows where the other bathroom window is though. It makes relocating other things or using the area as non-bathroom space very difficult. This whole part of the house has been very hard to figure out how to make functional. We don't know what the previous owners were thinking when they designed the addition. I'm normally not a difficult person but trying to piece together a better layout has been very frustrating. edit: Tomorrow I will play with the layout a little more... there may be a way to move the W/D over towards the window to the right of the vanity. Comments (24)@3onthetree thank you very much for taking the time to view it. i share a lot of your concerns. -the lot is over an acre all trees and rhododendron, you cant walk it. the backside of the lot is lower in elevation with a stream leading to a lake. the stream faces east, most likely the the direction of main chalet windows. so you will pull up to the back of the house(rec room). it is a raised basement fully exposed. double sliders to rec room. -the entryway was a big concern for me, but its really the style of house. pretty common for the area. maybe a small entryway to rec room with an overhang. - covered deck has a "shed roof" tying into the chalet roof, at less of an angle. -the fireplace was acting as a barrier to give a little bit of privacy, so it wasnt one giant room. i wouldnt be apposed to moving it though. the view would be great, but the fireplace is stone to the ceiling, so not too hard on the eyes. i wish i could figure out how to move the 3rd floor bedroom door, ut you do get the view when you walk out. theres 5 ft of railing on both side of the fireplace. the LPG is vented to roof(not in pic) and double sided. so you can see the fire from ktchen and great room. -the dining room from staircase wall to island is 12 ft. so you have 4ft walking space on both sides, but i agree it may be like lanes. (this will be a pool table/dining table if that makes a difference. - ill consider moving the stove, thanks! -sadly with the stairs, they had to be tucked to provide the open layout on main floor and fit 4 bedrooms downstairs. i would love to have them wrap the fireplace, but it takes up a lot of real estate. the only thing on the 3rd floor is the true master bedroom, so noone should be using them(except us) - by master skinny hallway, did you mean the loft area? -the recroom was actually always back there. but the stairs really made rearranging the downstairs difficult. the architect also had to consider dispersing the weight from main floor fire place. the hvac is geothermal, rated for over 5000sqft. ive been in models much larger with the same unit. there is a stackable washer downstairs off of recroom, the is also on in the upstairs master next to the walk in closet.
