Seeking your advice on whole house flooring options

Hello, I just bought a 1600 SF house on the central coast of Florida (several miles inland). Preparing to do a kitchen remodel and whole house floor replacement (open concept kitchen/dining/living room and hallway). This isn't a high end home, but it's a nice solid house that deserves a good investment and I hope to live here a long time. I was planning to use a Lumber Liquidator LVP called Dewy Meadow but I've become aware of a lot of cautionary tales about LL products. So now I'm considering other options: Tile? Other brands of LVP. Or maybe cork or bamboo?? I like to walk barefoot. We don't have pets or kids. And we like to have windows open often, we only use AC when it's really humid and hot.

I'd appreciate suggestions for long term durability and comfort, especially if you've been around long enough to see the aging/performance of a floor. I'd rather not have to replace the floor in 15 years. But I've also read that even hardwood has to be refinished approx every 15-20 years, (not sure if true) it sounds like it's just as expensive to refinish hardwood as to install new LVP... Thank you for your advice!

I’m a little up from you on the Georgia coast, I know Florida is a different market. Here 90% of people would put an engineered hardwood throughout. Lvp is becoming more common but in my region is mainly in flips and starter homes- anything over 400k is expected to be hardwood. We rarely see whole house tile. Do yourself a service and visit some independent flooring showrooms that have a wider breadth than LL. If you decide on lvp you want to look at Coretec.

I am partial to hardwood flooring! You are right though, hardwood flooring does need to be refinished. We just had our 20 year old hardwood floor refinished. One thing to consider is even carpet needs to be replaced and cleaned. I have paid more to replace carpet than I did to refinish 811 sq ft of hardwood flooring.

I'd make it a 5' shower, bump it into the WIC, and enlarge the WIC towards the front of the house. Since you have the space, putting the garage on the left side of the house would look better to most of us (there have been occasional references somewhere in the past to "snout" houses that have the garage sticking out a lot in the front). But that would mean reconfiguring the laundry, mudroom, and BR#3. The garage doors would face the far left side in this case. The kitchen could be a shorter, fatter rectangle than the one in plan 2, but an improvement would be that you could have seating on the side by the dining room as well as the family room side. If your oven is big enough, I would cook2 15 pounders. Turkeys never finish when expected at my house either....but they usually cook faster than I expect.....so the turkey is tented under foil and towels while I frantically mash potatoes and cook veggies! 2 15 pound turkeys should easily cook in 4 hours at 325 even if they are not completely defrosted in the breast. I start at 425 for maybe 29 minutes and turn the oven down without opening the door. Then, at 2 1/2 hours I check the temperature in the thigh with an instant read thermometer. If it reads 155 or above....the turkey comes out and is foiled and wrapped with a couple of bath towels to rest....the temperature will rise another 8 to 10 degrees in that time. Haha.. reading my post over.. I see spelling isn't my forte* either! Anyways.. I just wanted to add.. the kids bedrooms are all visible standing in the foyer. I'm just not sure that seeing all that color when you first walk in is such a good idea? Especially the purple and pink from the girls rooms. I don't know how I'll break it to them if I change the color choices now though. :p Maybe I can make the visible from the foyer walls coordinate and still give then the purple, pink and green they desire? As accent colors? Maybe one wall? ANY suggestions/advice/feedback welcome! :D And I can post more pictures at request.. and will post after pics eventually also. :D :D

Thanks so much for the great input, everyone. I enjoyed the stories too, and fortunately our tree only threatens our house and not the neighbors' or the neighbors' neighbors. However, the neighbors' cars are in the line of fire. Jess, thank your for the photos, and I love your metal roof. We too have recycling cans beside the house, as do all of our neighbors. We have consulted three arborists. Two said that the trees should come down b/c of the risk and proximity to the foundation, and one noted that it is a healthy tree and that we should not remove it until we see signs of fungus/disease or cracking in our foundation. We love the tree, and it was part of the curb appeal that sold us on the house in the first place. So, we'll likely keep it longer, but we would truly struggle if it were to fall. Stormy weather, including hurricanes, is an issue here. So, we'll continue revisiting our concerns, but deep down, we really don't want to remove the tree. Again, your guidance has been extremely helpful.

I looked at the Dewy Meadow and it is very budget friendly. Unfortunately it reads as a gray flooring which is going out of style. I would go for a budget light or medium-toned pre-finished hardwood. We installed hardwoods in our condo 25 years ago and they still look great. We do add rugs near the entry doors. If you have large dogs, go for the luxury vinyl in a medium wood tone.

I took up the tile and engineered wood in my 18 year old home, and replaced with Coretec LVP 2 years ago. Couldn’t be happier. Unfortunately, you’re not going to find anyone with 15+ years experience with the product, but I am hopeful. Installation is easy, so if it ends up needing replacing by then, I don’t think it will be difficult
