I agree the drawing tells us nothing and what do you mean you don't know the dimensions from the window to the wall.ask the architect . . You will get a lot more help if you post a simple to scale drawing of the space with at least telling us where the other spaces are. I suggest you do not plan builtins at this stage of the build since there is no way of knowing the exact meausrements of the space with all drywall in .So having your back to the door is never a nice look or good feng shui and I see 2 other walls where the desk and builtins could go.

Yes, I asked builder dimension of the space between window and adjacent wall and was told 12-18”.

I’m mostly just trying to generate some ideas of built in options at this stage as I haven’t met with the cabinet maker and want to come armed with ideas.

The Pantry seems to be overly spacious. Consider using space from the Pantry to accommodate cabinets in the Study. Or change the window sizes to accommodate the cabinets you want where you want them in the space shown.

I believe the OP is planning built ins along one of the two walls without obstruction. The issue is where they will hit the wall with the windows. There is only a small amount of space between the window and the corner (even less when you consider window trim.

I agree that you might want to live with the space a bit and consider built ins later.

SH.MULL. = Single hung mulled?

If I am interpreting your verbal descriptions correct you will put your desk horizontal, so your back is to the window (is that how you want to work?) and cabinets on each side of wall. The room looks to be about 11' across. So 4' desk, clearance each side, then cabinets doesn't seem to fit. Although I don't know what size "cabinet lowers" means to you, but credenza-function cabinets only need to be 16"-18" deep.

I like 3’s sketch, with the shelving at least at the window end being shallower. There is always a need for 12” or shallower shelves, for objets, smaller books, or photos and art.

Btw, consider some drawers instead of all cabinets on the bottom.

If you search for "built in bookcase" on Houzz you can probably get some good inspiration photos to show your carpenter.

I hacked some Ikea Havsta cabinets to do a full-wall built-in that abutted a window (you can kind of see it behind that folding table). I was fortunate to have 20" of wall on that side, which is more than you've got, but that ruled out some of the pieces. If you've only got 12+", then you can just do bookcases on the end so they drop back, and skip the lower cabinets.

I won’t take space from the pantry. My whole house plan was around the pantry. I’m a baker and have lots of plans for that space (lots and lots of storage). Well, I haven’t drawn the exact floor plan in there, but what it shows now is just a placeholder. I should have specified that.

I don’t plan on a separate desk in the room. The goal is a built in with a desk in the center of it.

I do like the idea of thinner bookshelves at the ends….that could work quite well as I have a lot of stuff to display. And two tall bookshelves could anchor a section with lower cabs and the desk space in the middle.

I read posts all the time where people are advised to hire an architect and not to go in with pre-conceived ideas, but to let the architect design a custom home that fits the lot and fits your needs and use their training as professionals to achieve the optimal home.

Given that information it seems to me that your architect should have made sure he/she understood all of your needs so that they could build a home that functions well for the way you need to use each space. How is it that the design is complete, but there is no plan on where the furniture will be placed or what built ins are needed or how they will fit into the space?

To me a functional in-home office space is akin to building a kitchen. You need your dishwasher next to the sink and pots and pans by the stove, you need layered lighting. You need a printer station next to the computer, trash can under the desk, files next to the desk, ample storage for files that are archived and for all of your office supplies. You need good lighting on the desktop, no glare on the computer screen. You may want to be able to look out the window while you are working or you may need to keep your computer in a place that cannot be viewed from an outside window (depends on the confidentiality of the data you have on your screen). You also need to have electrical and data connections planned before your build unless you are okay with extension cords and wires strung around the room.

I would need to get a good interior designer to plan the space before I could sign off on the building plans.

Are you sure you want the study opening from the living room and not the foyer? You could save some wall space in the living room...

Jennifer - This is something I decided just in the last week….so not really anyone else’s fault. If they had asked me at the beginning I would have just said I needed a solid wall for desk. My builder was a go between with architect and honestly, not sure they were that great, so I’ve figured out a bunch on my own re furniture placement etc. We’re kind of doing what I would think of as a mid range custom home. All of the things you mentioned are things I have considered in my current home and is easily transferable. I’m a college professor…so not a lot of huge needs. Having a desk space in the center allows me to look toward window and be able to glance back toward the doorway. Printer drawer next to desk. 2 acre property so no concerns for privacy. Plug ins below desk area. Room for desk light angled behind desktop. Large enough desktop for monitor and keyboard.

Lenox - since the doors are a bit closer to the kitchen, I’m ok with placement. With the open floor plan I am losing one solid wall for artwork, but I can work around that easily. For me, it was important to be connected to the living room and be able to have some visual path to the back patio door for letting dogs out. Placement off the foyer would kind of cut me off from where everyone else is. I also like super easy access to the kitchen as I often bake while in horribly boring meetings and can hear the computer if doors are near kitchen.

(not a pro) I like Mark's solution, and I think that's a better use of space than floor space in the pantry.

Also wondering if you've considered how you'll access the clothes hanging where the green circles are.

I wonder if you'd consider moving the bedroom hall door forward, into the foyer? Gives the foyer more to do, but also gives more wall to the family room, better separation of living and private spaces.

For the closets, swap which bedroom gets which closet, and make them double (or bypass) doors.

Are you planning something in the middle, like a moveable cart or an island/table? Asking because I completely understand how useful a large pantry would be, but it does seem like one area where lots of floor space isn't needed.

Chicagoans - to be totally honest, I didn’t even give a single thought to the closets. We are just 2 ppl. One of those rooms is going to be a home gym and the other a guest bedroom that will get used 2-3x/yr.

With respect to the pantry - I’m not entirely sure. I knew I wanted big with enough space for base cabinet/drawers and upper shelves and plenty of storage for baking supplies. There will also be a wine fridge in there somewhere too.

Bpath - ahhhh I see what you are saying about flipping the closets. Tbh, I’m a bit annoyed with this architect on some other things that he shouldn’t have done but was a bit stuck as that was the builder’s architect. I know we have final plans already, so not sure how big a deal it would be to ask for the flip.

As for moving the entry….I was trying to keep the foyer a separate area. It has a vaulted ceiling and I’m planning to use both sides for artwork/console table/bench. Where the entry is now makes the living room a perfect length for a set of cabinets/bookshelves that we have.

The rooms will be smaller than you think. The dimensions for those two spaces are to the outside of the brick to either the centerline of the interior wall or to an unknown point.

Yes, I've accounted for the brick/centerline (builder explained that early on in the process). We have wrapped up plans and bid. But yes, I've learned a lesson re just doing plans ahead of time and then shopping builders. We had some financial constraints though.
