Comments (2)Not liking the drop of options 1 and 3. Not liking the way the diagonals get covered at the bottom on option 2. Would it really be that big of a deal to pull out the diagonals, cut and replace at a higher height? And add whatever additional framing and facing is needed to achieve your goal? By the way, what was the original idea for the surface? You don't have siding like the inspiration photo. What are they saying in homedec? Comments (4)What you show are bents of rafters connected by gusset plates so that wind loads are transferred to the floor plate through bending stresses in the rafters. A truss would use chords in triangular configurations so the wind forces would be transferred to the floor plate through tension and compression forces in the members. The bents are less stable and rely greatly on the size of the rafters so deleting one of the bents can put unacceptable bending stress on the rafters of the adjacent bents. At each side of the dormer the bents should probably be doubled and a horizontal header installed between them or vertical posts could be installed to take the loads directly to the floor if it is strong enough. I doubt this structure would be allowed today so altering it may have created a problem that could be expensive to repair. You should ask the owners to hire an engineer and repair the damage to the structure and provide evidence that the repair is acceptable to the local building department before you buy the house. The records of previous permits should be available for your review at the building department. Comments (4)The actual shape and dimensions of the house make a big difference and you shouldn't design your floor plan around the cheapest roof so its difficult to give you a useful answer. However, neither shape requires roof trusses so, if the plan were square, for a gable roof shape the rafters could span half the width of the house and therefore be economically sized but a shed roof would need rafters that were twice as long and much larger unless you installed a large beam the width of the house at the mid-span of the rafters. The gable roof would also have much less exterior wall. But the shed roof would have more opportunites for high windows in case you like that. Comments (5)Big difference between roll roofing and EPDM (or TPO, PVC). Don't know the level of your house, your budget, and warranty you are looking for. I'd probably go with a 12 month UV synthetic underlayment to get dried in, 48" wide roll, 1/2 overlap. So e.g. Plasfelt is 3 rolls @$80ea.
