Low slope roofing input (supply chain issues)

Hi folks,


Have framed a 3 car garage with a 2:12 low slope pitched roof. No penetrations in the roof. 30 x 40 foot roof. Given the ongoing supply chain issues, we are extremely limited in what we can use for roofing. On the plus side, the roof is not visible from anywhere in our house except a small corner of our roof deck (so aesthetics aren't a major issue). Here's what's on the table:


1) Apply ice and water shield and just wait for EPDM and all the installation components to come in. All roofing supply companies in our area are telling us 2 - 12 month potential wait for anything but the ice and water shield.

2) Got a quote for Flintlastic SA 2 ply installation. In stock in colonial grey. Could get my roof installed in 1 week and be done with it. As the rolls are 33 ft long, there will be roughly 7 foot seams towards the far edge of the garage and, obviously, seams where the rolls overlap. We are in the NE and expect to be instaling on a 55-60+ degree day, but nights are cold. Main concern is quality of installation and snow build-up.

3) Have other roofing companies pushing TPO or PVC but none can commit to an installation in the next 1-2 months. They might be able to get to it, but are making no promises. Have not received bids.


Any thoughts/advice as to how we should proceed? We're ready to go with electrical and have a 2-3 month wait for windows, garage doors and siding so I'd like to protect what's been built before inclement weather arrives.
