Window choice for new construction

We are going to be constructing a new home in the Tucson area in the spring, and I've been doing research on windows. Unfortunately, the only consensus I seem to see is "don't buy that <insert brand here>, EVER!"

Our focus is naturally on bang for the buck, but this will be a higher end home, and I want something energy efficient. Some windows I'd be interested in are Marvin Essentials, Pella Impervias, etc. Something low maintenance which will perform well. Of course, I'm seeing neither of those are those things as well as their competitors, so what are some good options for me to explore?

For the Arizona market area you may look at a Thermally Broken Aluminum window by a company called Don Young Windows if they are available in your area.. Marvin Essentials would be a good choice as well. I personally would steer clear of anything Pella.

Im not sure Don Young is available there and it probably won’t meet energy code. Marvin gets lots of props Andersen is widely available. I would take a little time and go and look at some in person , then narrow your decision.

We have sliding windows, Milgard's lowest level vinyl ones. I hate them (sliders in general I think- ugliest style out there IMO) but there is a really easy fix for limiting the amount they open. Hardware stores sell these little screw/clamp things that you just place at your desired window-stopping point and screw on. It is possible that an older child could (7-8 and up) could figure out how to unscrew them. Otherwise, the screw thing works just fine. We have them in the kids bedrooms (courtesy of an anxiety ridden grandmother).

Did you ever get this issues resolved? I have a similar issue. I just moved into a 20 year old house and the windows emit a fowl chemical odor whenever the sun hits them. We narrowed the smell down to the adhesive used on the window grids which are stuck external to the glass (on both sides of the window). When we removed one grid, the smell took over the whole entire room. No one that I have spoken with has ever heard of this happening before. The company that supplied the windows is no longer in business. We tried to re-caulk the grids to seal in the smell. That helped a little, but it is still getting out in places. We are left with few options. None of which are cheap.

I have no experience with Marvin, but we are mid-build and just got our Kolbe order a couple weeks ago. We got VistaLuxe for most of our windows, but got Forgent in any wet rooms and I have to say they look and feel amaaaazing. Like, we both commented we could have easily gone with the Forgent all over the house and been plenty happy. We happened to have wanted a wood finish, but had we wanted black interiors we would have been pleased as punch. They are sleek, they feel good to the touch, solid, sexy even. Our builders have worked with top of the line windows, by they way, and they were gushing about these windows, as well—, beauty, quality, and ease of installation. So I can at least give you that firsthand positive reaction. Haven’t lived with them yet, but they are beautiful and our trades folks give them the thumbs up.

"How does distance affect rates? Because the OP's question was about fuel oil or propane." Fuel oil is diesel fuel without federal and state road tax cost components. Or the opposite with tax, however anyone wants to think about it. You can drive 5 minutes down the street and find a service station with very different prices than the one you just passed. Or, get on the freeway and drive for 15 minutes and prices can be very different. Markets are local. I don't buy fuel oil regularly now (though I did once) and my experience was that there could be significant price differences among suppliers. Price differences being more market and seller-driven rather than just purely geographically-driven. Thanks for the feedback so far! I did check and DYW looks like a mainly Texas market. I really do like the Marvin Essentials, not sure what they will come back at in terms of pricing, which is why I am open to some other options as well. I saw on one YT video there are like 1800 window manufacturers in the US, so there are probably some gems in our market I've never heard of, especially since we are new to the area.
