Comments (2)Do you own or is this a rental? The pix look a little stretched like realty ones. Since there is a rad between the doors, forget putting TV there. I'd keep the dining close to the kitchen and put the sitting/TV area to focus on the long wall. Start with the fun project of finding a knockout chandelier to hang from that pretty ceiling. Is there a fridge under the microwave? I see only one wall outlet behind the door and one above the counter, so you'll have to use extension cords and cord covers along the baseboards to have enough lighting here. Consider floating your sofa facing the long wall and TV. Then use a drop leaf table behind it for dining. You'll be able to open it all the way for entertaining. Comments (2)You start by breaking up the large space into pieces, and you define those pieces with area rugs. So first define a space for your dining room, and then define your living room. If your living space is that big, you may end up having two areas .... such as a couch arrangement and then a sitting area with 2 chairs and a small table. I do not recommend sectionals in a living room. Sectionals are for family rooms where there will be TV watching. They are too casual for a living room and they don't make the most of the available seating because they make people sit too close together facing the same direction. So stick with couches and chairs. No ottomans, again too casual. Those belong where people will put their feet up, again in a family room. Comments (26)The toilet is strange (being wholly exposed from the side view) in it's original configuration, now it is the same but seen in the mirror, so if you can't rework it I would just add a pony wall to hide it. That is an assumption based on you won't be buying a $2400 toilet to be used as an art piece. The new beams is just be cognizant of the sizes, as you don't want to go deeper than an 11 7/8" or probably would not want to widen the Dining wall if you need a (2+) plies. As far as "at least," I'm not a big fan of enclosing the view and constricting the arrival point of the entry caused by the shifted Powder Room. Nor of the W/D being viewed directly across the house (pocket doors are usually left open most of the time because they are a hassle). Also, I'm not sure how big a Dining table you need, but you have 12'x9', and have created a circulation of 3' between the table (closer to 5'-6' actual clear) to get out the new swing door. Having that separate swing door and it's circulation reduces your Kitchen counter/cab space (as opposed to using a slider, which matches the Living slider, behind the table within the 12' room length). And your island probably doesn't need a prep sink, as it is a small kitchen and the main sink is right there. Comments (30)We will need to be very creative with that budget. But it’s great you are thinking about it together now, because with a master plan you can add items as funds allow. We might want to keep your style to a “transitional” look and rely on accessories for punching up different looks.
