In-line water heater--ruptured copper tubing
Comments (9)It definitely could and in fact the discoloration around that area and the pattern of the hole looked to me like an electrical arc pattern more than a pressure leak/blow from the inside. It just doesn't make any sense that that copper would fail with a "pop" in such short time after installation. I'm no expert, but the walls of the copper around that area look normal thickness and if it was a burst from internal pressure I would think the pattern seen would be more outward and (from what I've seen in past) linear, not in a clean arc like that. Fascinating. Hopefully others with more expertise will chime in and I'd have the whole unit looked at personally before I'd trust it - if there is something wrong with the copper the same thing could happen in your wall or somewhere else. If there's something wrong with the electrical wiring or unit itself, that could kill someone....See MoreAgents showing up way outside appointment times
Comments (23)In the urban neighborhood of the type I live in coupled with the type of condominium complex I live in, if you have a particular matrix of what you are looking for and the complex I live in is a perfect match, there are not nine properties on the market that are good matches, all at the same time. It's a sort of niche market, unlike the broader suburban market where there might be nine in the same neighborhood, ninety in the general community and 900 in the vicinity. Take it from me, the buyer has a pretty open ended set of criteria if they are looking at this And a dozen other properties all at once....See MoreAnother island vs peninsula post!
Comments (29)lots of great stuff here for sure. I definitely appreciate all the input and ideas. I dont think we're going to move any windows or doors for this project...too many other things we need to work on to spend money on that. I think even with an imperfect layout this will be the nicest/best kitchen my wife or I have ever had the pleasure of using/enjoying :) I love the creative idea of recessing the fridge (or even pantry) into the wall those extra few inches. Unfortunately thats not going to work in this scenario....there is plumbing in the wall behind the pantry and light switches behind the fridge (for the entryway behind it). I pitched the idea to my wife of putting the fridge where out full-height cabinet is, and having counter space all along the wall with the range (with the range more centered on that wall). I really liked that idea...I wasnt crazy about the big blocky fridge sitting in the middle of the room and right next to our main entry from the deck...but loved the idea of that counter space next to the range, especially for serving big family dinners in our dining room....but she wasnt having it...the big fridge being there was a no-go. I am on the fence about whether the fridge/end of island will be too tight or not. I had been thinking of a single door fridge and it would clear the island by a good 10" I think? Will have to measure that one out. Although we really dont have much storage in our island for dishes etc (we have a trash drawer, a microwave, and a pan drawer under the microwave facing the dishwasher...and then a 36" cabinet on the end of the island, facing the range for pots and pans and whatnot) I still like your suggestion to move the island at least those 3 inches out away from the sink/window wall...it will also visually make the range almost entirely in that 45" walkway which I think is good. I keep going back and forth between we have no storage in our kitchen and we have plenty of storage in our kitchen. When I am thinking we have plenty, I talk to myself about putting that single wall oven in the pantry cabinet....but then I see that the short single wall ovens suck for interior capacity, and think that a 30" high single oven would take up too much space....so I scratch the wall oven idea begrudgingly and then think, well if I think the pantry was big enough for a ~18" tall wall oven, and im not getting any wall oven, maybe I can make the entire pantry just 18" deep instead of 24? Open up that walkway even more (even with moving the island that way another 3". Attaching another rendering with a few tweaks....a different colored island the designer was suggesting and the counter-height cabinet bumped out to be 18" deep to accomodate our toaster oven (per my request). If I had a small, quick heating wall oven, I could probably make do with a regular toaster and go back to a 12" deep counter-height cabinet which I think looks better (and leaves a more usable 12" of counter space in front of it).......See MoreHelp Me Be Proud of My Living Room
Comments (39)Pleasant looking room. I do like your oversized "portrait art over the wine cabinet in the third pic. Having items piled at the bottom of the steps could be a trip/fall hazard you might want to move to a closet. Some suggestions for your consideration: First pic: Your curtain rod may well need a pair of supports between the two end supports. At first glance, though I cannot see the bottom of the drapes, it appears you're still using that sloppy drapes drag the floor look. Raise your rod and add extra supports so the rod doesn't sag and the drapes don't drag. Also, You might try removing all but the two square pillows from the sofa. Second pic: You could probably find a better suited table for in front of the window between the sofa and chair (and get a second one for the other side of the sofa, too). While I do like the table, it seems more modern than the other furnishings. You might move the small metal legged table by the window to the bedroom. Third pic: That wine cabinet / bookcase corner is too "crowded" -- too busy -- and the contrast between the short white wine cabinet and tall black shelving is stark and not particularly appealing. You could move that mirror leaning against the wall to the interior of a bedroom or bathroom closet, along with whatever that is atop the tall dark shelving. Then paint both of these pieces the pale blue color from your rug. Fourth pic: Would make the "closet" to the right of the tv (now with doors on bottom w/open shelves on top) be an actual closet with a half dozen shelves at the back of the closet but with some space between the shelves and a full length door for hooks inside that solid full length door for hanging coats and/or backpacks, etc....See More- 2 years ago
