Trees for lumbering (where a company would come in and take down a stand of them) are often densely grown and of a particular caliber and species. Open canopied trees are not valuable because of the knots the lateral branches cause. You can usually get a lumber harvester to look at your stand gratis and they can give you an offer for the lumber on the spot. Your stand doesn't really sound promising and three acres worth on a prospective building site might not interest anybody but it's worth a shot. You aren't out anything. Offering free wood on a cut your own basis is very risky because it's dangerous, dangerous work on big trees even for the experienced jack. That's why so many companies go out of business..........the workman's comp part of it. If a person comes on your land and gets injured or killed felling a tree, you better have a good lawyer and insurance. Having them saw up or split already felled tress is not quite the same issue. I know a gentleman, a professional jack who was killed during a clearing operation and my own g'son was injured just limbing up a tree when wooding out. We have acreage and do a lot of tree planting and upkeep, and have worked with a professional tree company for some major stuff and they can be hired out by the day. Still not cheap but not a grand a tree either. I guess you need to look at it from a lot of different perspectives and see what works. Just don't assume there is not liability because your trees aren't in an urban situation.

Sharee, the red quilt really pulls out the color in the pillows. I like it on top of the bed. (But then again, I like color, natch.) I agree that the fur is too small. Maybe you could lay it at an angle or drape it on one corner? Regarding the duvet cover, the way to avoid having to "fuss" with it is to turn it inside out, sew a 12# length of fabric tape to the bottom two corners, do the same to the bottom corners of the comforter, and tie together. Keeps the quilt from shifting and easily comes undone when you want to wash the duvet cover. BTW, I love your spider chair!

I didn't care for my down comforter; it's in a space bag under the bed. It was always going flat in the middle and fat on the outsides, even though it had boxed channels. I was too warm under it most of the time. Try a silk comforter for the ultimate in luxury and perfect sleeping. My son swears by his and what I've seen of it (never slept under) I love it. Super light weight. Slumps down to conform to every curve of your body. He sleeps under it summer and winter. Only thing you can't do is pop it in the washing machine; that would ruin it.

But if there was a market for 81% AFUE furnaces, don't you think manufacturers would tweak their designs to make the numbers? I suppose they could, just as much as the government tweaking their requirements. As an example: The manufacturer's make 13 SEER air conditioners. For my climate (location) it is against the law to install a 13 SEER air conditioner here (south region) as a retro fit or existing AC system change out. (New Construction is different in many ways) That law is a federal law. There are differences in local codes, but typically the efficiency requirements come from EPA / DOE which ever you prefer. Inventory is costly. The more SKU's you have the more costly it is. An 81% furnace is in the range of a cheaper model. The manufacturer's want to sell higher end. In the construction industry, many times people buy a new home for the higher efficiency standards. So all these things would weigh on a decision for a manufacturer to delve into what is known as a limited market? Current SKU's that I know of: 80% | 90% | 92% | 95% | 97% then they come in different sizes 40K BTU | 60K BTU | 70K BTU | 80K BTU | 90K BTU | 110k BTU | 120K BTU This amounts to one heck of a lot of inventory. What I see happening in the future is that SKU's are reduced because inventory is costly. The models of the future (I suspect) will probably be multi staged devices you might have 2 or 3 different sizes. The equipment is designed to run via load matching and so equipment sizing issues are no longer the issue as long as ducting is adequately designed and installed. It may take another 10-20 years. Much of this will also depend on efficiency requirements imposed by EPA / DOE. That's what is driving it.
