Deer aren't smart enough to save some for later so if they're the culprits, the whole 4' would be gone and not just the bottom 2. Several of mine are chewed bare to at least the 6 foot mark and they do look like giant suckers. This was a bad winter for animal browse - deer got everything above the snow line and the hares everything below.

Jadie88- Great story. Aren't hostas simply wonderful? They really just want to grow...no matter where they are. (Even in KEN's driveway) Just be sure you read up on HVX which is very common on big box hostas. Even when I've had a large hosta bite the dust from rot, there is ALWAYS a tiny little eye with perhaps a couple thin roots that wants to survive. Not much more than a first year TC, these plants really want to survive. Well, except for one that costs over $40. That one will disappear or revert to something plain w/o any warning. Even then a Hostaholic will try it a least 2 more times to make sure it wasn't something THEY did rather than the plant's fault. Ever the optimist. -Babka

With a tuck-under garage, how will folks get to the front door? Where will guests park? The garage is tiny. My garage is 22'x22', and we can barely fit a minivan and a Jeep in there. I would never go any smaller than that - and wish ours was at least 2 feet wider. None of your bathrooms - even the huge master bath - have any storage space. Where will you put towels, TP, extra shampoo? And windows in the upstairs bathrooms would be nice too. The laundry room looks pretty claustrophobic. I suggest blocking off those dimensions around your current washer and dryer to see if it is feasible for you. The master closet isn't very functional - corners really aren't useful for hanging. I would add a pocket door from the closet to the hallway, so you don't have to carry laundry through the bedroom and bathroom to get to the closet. Have you laid out furniture in the living room/breakfast room? I think you'll concentrate your time near the fireplace, and at the breakfast table - what do you see happening in between? I know you've posted your kitchen in the Kitchens forum, so I won't address that. Good luck!

Finish: Pacific Strong, a discontinued Bona waterbased urethane finish in two coats was applied over Duracraft stain. Chipping: small 1/8th" or bigger pieces of wood individually chip out from the wood floor upon light contact by shoes, full plastic laundry basics, kitchen garbage cans.An opening is left in the floor which is blond, like bare oak. It's not flaking off as I've seen can happen with drums during refinishing, nor are their wavy lines periodically. Rather it's chipping off with contact, as when a tree limb is placed in a chipper/shredder machine outdoors. As to the stairs, well both the stain and the finish are gone on the edges of the steps (the rounded part at the stair end). Bare wood remains and is very slippery compared to the rest of the step, where stain and finish give it a rougher surface texture. You can see the difference on the step and you can feel the lack of any finish on the edges, precisely where it is needed most. We keep the house humidified and run house temp at 64 in the winter.
