Cost to have the exterior of my house painted?

What is an average price in the Seattle area to paint a 4000 sqft house?

Wood shingle siding, craftman style, 3 car garage.

Anyone had their house exterior painted recently?

I went to my BM dealer, showed him pictures of my house, and asked for the names and phone numbers of painters who could handle a job like mine. We love the company he recommended and have used them for several projects. The only numbers you should use are actual quotes from a licensed, insured painter.

Hi. Exteriors are difficult to give an average price on. They can just vary greatly in several areas that affect cost so much, such as: condition of substrates (surfaces) needed to be painted. Some exterior surfaces need much more preparation before painintg than others because of things like weathering and when the surface was last coated. As well the type product last used can be a factor as well.

Other varying factors that affect price a lot include: Height, accesibilty for the building, plants/shrubs near building, amount of ladder or scaffold work, amount of prep work - pressure washing, priming, scraping, sanding involved, number of paint coatings needed.

Those are just to name a few. Of coarse there are more factors that could affect and determine the cost of a project.

My suggestion would be to ask around - friends, neighbors if they have had any of their buildings painted and who they used and ask what they thought about them as a professional and how the project has held up over time. Also, get 3-5 quotes. Disregard any that don't specify things like procedures and what will the scope of work quoted entails. The more specific the better you know what you are getting for the price. And go from there.........

Maybe you can try a large swatch of the finalists and see what happens after a couple weeks. It depends on what color your "dirt" is. Your side yard is all paved so I don't really know that you would pick up much from the ground. The light stucco on my building bases did not seem to get too dirty. Some of the darker colors were darker than the actual dirt or airborne "soot" or whatever it is, and showed dirt more. Kind of like a dark car (or black pants to use your analogy)...So it depends on your local environment.

IMHO, the way to cure a houses identity crisis is not fight it, but let it be what it is! Which in your case is a handsome solid-looking midcentury modern... or lets say within the genre anyway, if not a prime circa 1959 specimen. Definitely has that cool ranchy kind of look and a lot of current fabrics, doors, furnishings, color palettes etc are straight out of MCM which means they would fit right in with your house. Not that you want to go over the top with making it into a time capsule or shrine to MCM style, but just let it influence/inspire your choices. As for color, people were not afraid of color then! OK, so you might not want to go vibrant brick red, or avocado green, or chocolate brown but even if you prefer something more contemporary, ie really grayed out or neutral, at least go darker and richer to give it a more solid look as well as fit in better with your beautiful woodsy natural setting. Re symmetry, agree its not necessary..... but it should and I think does have a well balanced look. as I recall from (long ago) design courses there is formal balance and informal balance - both are good, and again I would just go with the original design intention.... if it works, why mess with success? The garage on left nicely balances window arrangement on the right, IMHO.

Such a beautiful ranch! That brown stain on the current porch overhang would look gorgeous on the rest of the house, including the foundation. I love the idea of dark flat forest green trim on windows and doors. Also agree that fewer but bigger rustic posts, with those diagonal y pieces at the top, would balance the roof and give the porch a solid, welcoming feel. If there are some big conical evergreens native to your area, consider planting a couple in the yard. Their lines would echo the roofline, and reach for the sky, further connecting the house to the land. And that would also work well with the green trim. Reuse that pile of boulders strategically, integrating them with some plantings in front of the porch and a pathway from the parking area to the porch. Over the years, you could change up the front door color with a lighter green in the same family, or a lighter brown, a sage green, or even a mustard color if you are feeling bold. Here's my very rough scribbles to show what I mean. Also put a bigger stoop on that side door if you plan to use it, and a bit of gravel or stepping stones to unobtrusively connect it to the front porch as well.

Starting price without looking at it is 18,000 prep and how difficult the roof lines are will determine the cost also will the soffits and trim match or will soffits be the siding color. Also will the trim edges be detailed to have a French cut finish. If so cost would be another 5,000. Reach out to us we are in seattle and can provide a bid.
