Basements Design Dilemma

Looking at finishing our basement and need ideas of tv room, game room, and bar placement. Will have a pool in back so will be using patio doors. Have a pool table. Don’t know if using or not. In tv area a.so placing an electric fireplace below and would like a statement wall for it. Also need storage space. Not doing a wet bar just fridge. Thank you.

I would suggest you post a to scale floor plan without all the other stuff on it showing windows doorways plumbing etc Mark all measurements clearly and then IMO you decide if you are going with the pool table . They take up a lot of space because they need about 5' all the way around. You do not mention the size of yours .IMO a bar without a sink is pretty much useless .As for the TV wall check out Besta from Ikea gret ideas with some time you can figure out the pieces to make it look custom . I never like TVs mounted over FPs but I need to see the actual floor plan.

The circulation to the bath should be clear for pool use. The bath should also be enlarged to include room for changing space and maybe extra linen storage. The beams and any ductwork should be noted as they will define a space with lower ceilings. So here is a basic scheme noting those criteria and also the look-out windows. The PINK flex can be just more open rec area or enclosed for a craft, exercise, acoustically-isolated media room, etc. Your dimensions are not overly large, so I would recommend having rec+seating open and viewable to each other.

The rec and seating could be flipped, but the seating would need to extend into the PINK flex area, and getting too far into the lookout window notch moves seating away from the central area.

1) Hydraulic cement may work. Or if this is an active water source, you 'll have better luck with a polyurethane or epoxy injection repair. These are the preferred systems used by many new home builders. 2) Watertite by Zinsser can be tinted, so you don't need to paint twice.

I would also consult with your local AHJ to determine the code requirements for various uses of the new basement rooms. It looks like you have good headroom (usually the finished ceiling must be at least 80 inches high), but don't have egress windows. This means it can probably be used as a basement family room or office, but not be a bedroom (that requires an egress window or door). In most areas you will be required to pull a permit, and comply with applicable codes to finish a basement. If you want to make your life as simple as possible, list the use as basement storage, which has the simplest code requirements. For example, most AHJs now require AFCI circuit breakers for receptacles in all living areas, but may only require GFCI for a basement. When they inspected my basement "storage area" and found it had 14 receptacles, prewire for TV and audio in two locations, and in-wall wiring for 5.1 speakers, it was not a problem. They first looked at all the framing and insulation, and later at the A/C wiring/receptacles just to make sure the receptacles were wiring correctly. Hi Kelly, the back wall is concrete and the left wall is new, as it was a wide open space. we put up the walls and mudded the drywall. we than added horizontal boatds along the back. i painted the entire room including floors and basboard Bone Black BM. I am not a great photograher and when the right side of the laundry is complete ill shoot another oic! :)

If you are set on stained trim paint the t111. To be clear I said ‘cheap rotary cut veneer’ meaning the layers of the plywood are made of the least expensive cut of veneer which is what gives it the visual irregularity. I understand the finished product is not cheap but it’s also not considered an interior grade product. I would prime it (spray?) then sand it with 60 grit to knock off the fuzz then two coats of top coat. But that’s just me.
