Ace: Look's like you've got me here. The first FAQ indeed mentions control of the June beetle. This is one of those rare cases where product claims have actually understated their real ability to control pests. Oddly, the last FAQ on the list seems to directly contradict the first. This is the first time I have seen a claim that milky spore controls anything other than Japanese beetles. But the news may be better than that, based on experience here in the past growing season after application of milky spore (as I recall) in late June, 2006. The only previous milky spore application I made was around 1979, and the effect indeed lasted nearly 20 years, although it seemed to weaken in the last few years of that period, and I did have infestations of other types of beetles, as well as some increase in JB's. It turns out that the brown beetles I have always called June bugs are really one or another type of Chafer Beetle, which comes in the Masked Chafer, Rose Chafer, European Chafer varieties, and several other related species. The true June Beetle looks more like a Japanese Beetle on steroids, larger and flatter than the JB, but with a similar iridescent green color of the head and wings. This beetle has never been present in serious numbers here, but the Chafers have often defoliated particulars targets of their choice, especially plum trees and sweet cherries, and done quite a bit of damage to other fruit trees and garden crops too. Chafers feed mostly at night, and their season is usually shorter than the JB, but they are no more welcome. This past season, I not only saw no Japanese beetles, but almost no Chafers either, leading me to wonder if the milky spore had some effect on their larvae too. One swallow does not make a spring, and one season is not really a scientific test, but it is extremely unusual for me to go through a summer season with almost no beetles of any kind. One other thing I noticed in the FAQ's is some confirmation of my belief that the JB does not fly far before beginning to feed, and that the effects of the milky spore will continue to enlarge in area so long as there are larvae to infect. This is consistent with my experience, since I have no JB's, but properties only a few hundred feet away still do. It certainly seems worthwhile to put this milky spore down, although I would go with the pure culture that comes in a can, not the bagged stuff for spreader application which has a very low component of active spore. When we first moved here to rural Love County, we received some very good advice from Tim's police partner (and best friend) and his wife who'd moved here several years before us. They advised us to keep our banking in Texas and to use doctors elsewhere (and for us, since our insurance is through D-FW Airport, we kept our Texas doctors) or the whole county always would know our financial and medical business. That was great advice and I appreciate that our friends passed it on to us. I gather they learned this the hard way when information they believed was confidential was passed around town. In small towns and lightly populated areas everyone talks and everyone knows each others' business, and not because they are nosy or unkind....I think it is just simple curiosity or just the fact that life here is pretty boring and you have to have something to talk about. I can add one more thing about living in a small town where everyone but you has lived there always and forever: never, ever, ever say one unkind word about a single person because everyone in the entire county is related to one another and anything you say will be repeated. (No, I didn't learn that the hard way, but I did quickly learn that the many families who settled Love County 100 years ago or even further back than that had all intermarried to the point that everyone here is related.) I have a friend here who is from a large family...lots and lots of siblings and cousins. I think her dad and mom both had 8 or 10 siblings and most all those siblings and all their descendents are still here and they've married into every other long-time family here. It seems like every time someone passes away here, it is someone related to her. I finally asked her if there was anyone in this town she's not related to and she laughed and said, "Well, I'm not related to you" and we had a good giggle over that. And, to further complicate things, I call her Meemaw (as does everyone else) and we know all her kids and most of her grandkids and great-grandkids, so I feel related to her anyway. People do have long memories here. Sometimes I think the gossip from 2 or 3 generations back is more entertaining than the current stuff. I see it this way: there's a reason every other manufacturer has different burners with different max and min BTU ratings (or they only go to 16 or 17k BTUs)it's very, very difficult (some may argue impossible) for one burner to span nearly 23k BTUs and operate optimally at full on and simmer. Full on is the easy part but when it's on simmer there's not enough gas to support all the ports and it clicks (hence the sheet metal disk add-on) or flickers unevenly. The burner video on Eurostove's dedicated Culinarian website showing the burner on simmer has different ports going out and reigniting constantly. Everyone's might not be clicking but are everyone's ports (holes) all lit on simmer? Is the pattern uniform and consistent or flickering? Does the flame go out if you quickly go from high to low? Seems like they're doing retrofits and tweaks to keep the ports near the igniter lit so people don't complain. I doubt any change to the actual casted burner design has been made, just changes after the fact, sheetmetal add ons, drilling ports and messing with simmer settings. That's why I said maybe it wasn't quite ready for market.

Oh please keep this thread going. It is good to know that I was not the only one taken by the previous owners and stuck with a real big fixer upper. Mine started right after I moved in. July 2001. I noticed that there was always water standing on the floor after taking a shower. I thought ok I will chaulk around tub. That did not work. I kept trying things that I though would fix the problem, but still water on floor. I then went down in the crawl space to look at floor of bathroom. Well to my surprise it was all rotten. They had tried it, seemed, to fix floor but did not put the floor under tub. So tub was leaning inward of the room. So all water just flowed to the floor. Bathroom had to be gutted and floor beams replaced due to rot.Also I found that the window sill in the master bedroom was rotten with a huge hole in sill. I filled with foam to try and keep air out but still I could watch the wind blow the curtain even with plastic over the windows. . Well the next year we found out why. The spare bedroom was so cold and the master was windy. That hole side of the house was eaten up by termites. The spare bedroom out side wall was not even attached to the support beam anymore.You could move it back and forth. You could see from the crawl space that they jerry rigged it to hold the house shingles on. That entailed us getting jacks and jacking up the house on that end and replacing 10x12 support beam and 2x4's up wall. That explained why the house was so cold and my power bill so high. I also had found covered up switch plates that had live wires in them, but did not know where these wires went or what they controlled. Dh went to replace the ceiling fan in kitchen and found that they had used that junction box for everything even the next 2 bedrooms. So many wires attached in one area. Then we had a huge hole cave in and found out that is where the old septic tank was and instead fo getting a contractor to fill it, according to the neighbors, they decided to fill them selves with anything they could find. They had also blocked off the attic vent with cardboard, that I cannot understand why. Reading these posts you wonder why we even get home inspections. I feel now that it is just a money maker scheme. And how they can get away with signing the disclouser form , which I thought we a legal document, and not be held accountable for the damage that was there when they sold the house.
