What size are your windows? How high above/below grade are you? Do you have window wells? What type of foundation do you have? (Some are easier than others for creating or enlarging egress windows.)

Where exactly are the mechanicals located and dimensions? (Right on the wall and 2 feet deep by 4 feet long a gap of 3 feet and then 3 feet by 2 feet OR 3 feet away from the wall or what?)

Is the door you've indicated access to outside (egress) or access to a stairway to go up to the main floor?

What is the height from the floor to the bottom of the joists? (You'll need a minimum between the finished floor and the finished ceiling.) Do you have chases, plumbing, etc that drops lower in places? How low? Can you show those on your diagram?

What is included in the plumbing area? Is it already plumbed for a bathroom? Or is it the sewer line/waste stack? Or is that where water goes up into the main level?

What is the waterproofing like? Do you have a sump pump? French drains around perimeter? Has it ever flooded?

I don’t have exact dimensions of the windows. The home was built in 2018 with intentions of finishing the basement but was never actually done. The mechanicals are away from the wall. We do have window wells. It is a concrete foundation. My husband thinks we’re about 8-10 feet below grade. The door is leading to the staircase to go to the main floor. The plumbing group is stubbed up. We have a sump pump. We’re not sure about the French drains but it has never flooded.

Are these escape wells? Are the windows large enough for egress code to be a legal bedroom?

Super, super rough idea. Not to scale, but could give you something to start with. Not sure about how expensive having having plumbing there would be. Hard to say without measurements. Also not sure of you have the room for a hallway with thr mechanical. Maybe you could enclose it?

Roughly 12x12 bedrooms (probably more like 11.5). Might be able to get a small walk in for the closets. (5x7 ish)

Bathroom accessible from the hall. 5x10/11. (Again, would need exact measurements of window placements, etc.)

Front area could have room for TV and possibly also a table for board games, etc. Or a dancing space or whatever you want. I would avoid jack and Jill bathroom so that anyone else down there doesn't have to go upstairs or go into a bedroom to use the bathroom.

Most important: are the windows less than 42 inches from the floor? Are they large enough in area to be egress windows? There is a certain size opening (not total window size) tbey must have. I cannot recall it off the top of my head. You would also need to have window wells that are large enough for egress and if deeper than a certain size, it needs to have a permanently affixed ladder structure or steps or something to be able to climb out.

There are lots of regulations about egress windows and window wells. Even if it was built recently, it could have been permitted as a storage space and then none of those rules would have had to apply. Bedrooms have special rules. (Also, is there anything like a deck or porch able the window wells? That is also regulated for egress.)

You need a better drawing before others can help you!

With the home being relatively new surely you have a floor plan from the build?

You said this was a walk out basement?

Ours is too and only one room meets egress requirements as the main room has the two doors to walk outside and the bathroom doesn’t need to meet egress.

What do you want the basement to contain and do?
