Need pool build before house build?
Comments (2)Your best bet is to first contact a soil engineer to get a better understanding of the property you plan to build on. If blasting or hammering is needed for either structure, it should be performed at the same time. This will prevent possible damage to either structure. A structural engineer is necessary for the pool as well as the house. Someone with experience working in terrain of this nature and also and home and pool construction is recommended. It's not a job for someone to "wing it". There are many considerations to be met working on a hillside-rock or nor rock....See MoreHELP How much to build this house ???? Modern house with flat roof.
Comments (10)Modern costs a premium. There’s no way to hide mistakes with simple. So, take whatever the going upcharge is where you are for custom. (1.5-2x tract build) and apply the high skilled craftsmen required premium. That’s a minimum of a .25 premium, to 4x premium over standard meh pseudo traditional custom. It depends on what your want list is, and how rare are the folks that can build to that want list....See MoreBuilding a Home / House Plans
Comments (64)Some people really like to do-it-yourself. I do. For example, I trim my own bangs. It's a money saver and I think I do a pretty good job. (And if I make a slip, in a few weeks they're long enough to trim straight again!) And if I was looking for a pretty standard type of house, I might just find some standard plans that worked for me. But if I had the kind of non-standard wants that the OP did, and was laying down $$$ for a house, I'd want someone who had the right training to do a custom job for me. Especially if I'd been looking at standard plans and finding nothing that suits me....See MoreBuilding a House- Actual Lumber 2X build estimate
Comments (12)The other variable would be the quality of the estimate they gave you ... was it just a guess or did they actually do the math using the building plans? My builder's estimate for cabinets was off by more than double. $64K estimate vs $140K actual. I think my builder just included a number for an average kitchen/house and not the actual details of our plans that included stacked cabinets in kitchen, large laundry, large mudroom and many built-ins. Repeat this for many other line items and you can see how we ended up at 40%+ over initial estimate for the whole build. Some of it was certainly covid related, but an equal mount was my builder just underestimating the costs. I had a feeling his original estimates were too low, based on having remodeled a whole house, but we were building in a new state and everyone kept telling us how much cheaper stuff was compared to where we had been living....See Morecpartist
