Comments (19)Yet another vote for Marmoleum---we just went last weekend to pick out colors and they had both the tiles and the sheet installed in different parts of the store; it really is great to walk on. The sheet is quite different from the Click tiles, though; the tiles have a cork underlayment and are designed to be floating (so they aren't glued down), whereas the sheet is installed more like vinyl would be. I liked how closely the Click tiles fit together, though---benefits of tile without any grout. I REALLY wanted wood floors, but we have a big dog who's already scratched up all our beautiful oak floors and the kitchen is where he does his morning happy dance that involves spinning around in a circle three times before collapsing on the floor, so DH was adamant that it be some form of tile. Comments (17)Slept in on Monday, after driving over a hundred miles one way, on each of Friday and Saturday to a bunch of seminars and displays relative to investments, and going to church Sunday, where I announced at social hour of a 2-hour nation-wide phone-in from 4 - 6 p.m. that afternoon about assisted suicide, which had been spoken of in the service. Teased some ladies playing dominoes here at the library today, saying that it didn't look like much fun - that the tiles all looked alike. And the story that I told here a while ago about not stripping the husks off of ears of corn in the store. I find that I've told that story a number of times, recently: usually results in a smile or two (including one on my face). Comments (7)Recycling bins. It wasn't around when we remodeled our cottage, so I was lucky we were able to even find a place to store some of them behind doors, LOL. Also, recycling started with just two bins, then expanded to three as more trash was separated out by the waste company. Some cities have four bins! When it only gets picked up once a week you've got to store it someplace handy. Best design decision: more and bigger closets. We have a modest-sized home of less than 1400 sq. ft., but there's 30 linear ft. of closets in the master bedroom - and every bit of it is useful. 2nd best decision: good-sized laundry room. Comments (20)I have moved a lot and always do my best to encourage a high apprasial by making the appraisers job easier by gathering relevant information, organizing it and making it available to them. It has worked well as several times we listed over what agents suggested and sold and appraised at the higher price. The houses had above average components and features but an appraiser would not always know that. Besides getting the house super clean and staged for showing, I always made a sheet listing upgrades, features and improvements. This was helpful to buyers but also to the appraiser. Sometimes I streamlined the list for the appraiser. It's also useful to read up on how apprasials are done and look at sample forms. I did my own search for comps using solds on realtor .com and zillow, checking tax records and google earth and driving by. I also went to open houses prior to putting my home on the market which allowed me to compare similar/ higher priced new and resale homes with mine. Although your realtor cannot be at the appraisal, they can print out info and color photos of the comps. I sorted through similar and higher priced sales noting the features then picked 4 that would reflect well on my property. I had these available to the appraiser and chatted with him or her about my home. This research was time consuming but well worth it as they did use many of those comps and the houses appraised well. I have been lucky to have appraisers who are fairly local and know the area well and who do not try to coast by on just a math formula. Our last sale involved a home that sold (to the first one who looked) for substantially over the prices of rest of the neighborhood. But it was better constructed, had a prime lot and did not look dated. When we bought it 3 years before, we were the first to look at it and paid more than other houses sold that year in the development. Sometimes the old adage "buy the cheapest house in the best neighborhood" is not the only way to go. My advice is to do some research and provide the appraiser with useful (but not too much) printed material and to be there for the apprasial and point out improvements and features in a friendly (but not too lengthy) way.
