After the vote the chairperson turns the tag over the owners name shows. I kept hearing "who's Keith?" Where's Keith?" Everyone wanted to meet the guy with the biggest, ugliest plants entered. The succulent division was at least half my plants. ...and I made about 2/3 of the pots.

I am sorry to hear that Joy wasnt able to get her seeds out,of course it is understandable,but I am happy to hear she will get a cheer package!I am glad the first big swap I ever did is with people like you guys!Thanks for making this so positive for me! Lisa,when DH's gramma died,we thought it would be hard to go through her things,but we ended up having a blast! We felt her presence with us the whole time we were laughing at old pictures and trying on jewelery,we know she was right beside us giggling away,celebrate her life,she was a wonderful woman that thought of others, so I am sure that she would want you to go through her things and relish in the sweet memories when she was with you here. I love your colors; I think they're awesome, but I had to tone down my colors too when we put the house up so I see what you're saying. I'd definitely leave the bathroom as-is! It's possible that the people who buy your house would turn the dining room back into a bedroom and then expand the house in some other direction for a big eat in kitchen and having that full bath there would be an advantage. FWIW, we had a full bath on the main floor of our 2nd to last house and the tub only was used for washing the dogs, but there are some days where I really wish I had one in this house (like when the dogs roll on a dead skunk and I have to bring them upstairs to wash them).

Thank you all for all the valuable input. To answer your questions: 1. I am planning to add a 3rd full bathroom solely because of need. I plan to use the house for a while (my kids are young). If I am understanding correctly, it would be prudent to add a 3rd bath in this case? The house is tight and I know I will get good use out of the 3rd bathroom. 2. To answer the question from @bry911, I am planning to reclaim about 250 sq.ft of covered (screened) patio space to allow for the addition of this 3rd bathroom. Ofcourse, not all 250sq.ft will be allocated to the bathroom. I presume that would mean extending the living square footage of the house? The patio is covered by the roof but does not have air conditioning. From the looks of it, it might be multiple projects of renovating the house. This includes the following: 1. Addition of the 3rd full bathroom. 2. Relocating the water heater from the laundry room into the garage. Wife wants a sink inside the laundry room. 3. Relocating the Air Conditioner Unit from next to the pantry (5ft x 2 ft) to the garage. Wife wants a bigger pantry. 4. Remodel the 2 existing bathrooms. 5. Add a standing shower outside by the pool. Kids running inside the house from the pool makes the house messy and wet. 6. The roof needs to be replaced. Since my house does not get too much daylight, I would like to add 1 or more skylights to make the house more airy and bright. Can anyone recommend any GC's and architects that they have personally worked with?
