In terms of the addition of usable square footage, it's difficult to say. What I can tell you is that we are gaining an 8x8 bathroom on one end of the upstairs "hall" and a walk-in closet on the other end, and neither of those was possible before. We are actually raising the entire roof on that side of the house in addition to the dormers so we are also eliminating the knee wall in the bedrooms. I anticipate we'll gain quite a bit of usable space there as well. The scope of the project is pretty vast. In a nutshell we are taking the roof off the east side of the house and raising it, adding in the shed dormers, adding windows in the bedrooms in the shed dormer, adding the bathroom (which I would say is medium to upscale in terms of finishes as we're doing tile and a frameless glass shower), reshingling the entire roof, adding the deck and pergola and adding a sliding door to access the deck. The estimates we received ranged from $50,000 to $130,000. Once we got a little deeper into the inner workings of how our house is put together and what we need to do in terms of structure, it looks like we'll end up spending in the range of $85K. (Ick ... I've not typed that number before. That makes it a bit too real for my tastes). We also live in an area that seems to be on the higher end in terms of building expenses and I have no idea why. The roof, for instance, is not going to be anything special (30-year asphalt shingles) and accounts for about $18,000 of the budget. This is a project that started out of necessity. Existing dormers (you can see one peeking out in the existing house photo) were installed improperly and never insulated properly. After having insulation and roofing experts come out, we determined that the only way to really FIX the problem (which involves shoveling the roof when it snows, going up on a ladder to break up ice dams every time its done snowing and occasional leaking) was to remove the dormers all together. Of course we also needed to reshingle the roof. And as long as we're doing that .... and well, you know how it goes. Sort of takes on a life of its own.

Here's a quickie drawing, not to scale at all. A but crude, but hopefully it'll help. Obviously the closets can be scaled a bit. The entry door to the bathroom, I made that a single instead of a double. No real need for a double. the closets on the left wall of the bathroom, they can be scaled as well. The one on the countertop can be shallow (by moving the back forward, not by recessing the front), like a medicine cabinet. The other two can be pantry storage of linen closets. Toilet compartment, code requires a minimum size of 30" wide by 60" deep. The 60" depth s okay, but wider is appreciated, you can go 36" with no problems. the door needs to open outwards. The shower has a 45-degree opening. It can be doorless. The two closets outside the shower, the depth is off in the drawing. Linen closets, whatever you want them to be. I didn't include any windows. I like the toilet not being on the wall shared with the bedroom for noise considerations, flushing/refill sounds in the dead of night, etc. the "wet wall" for the shower can either be the wall on the immediate left or immediate right of the shower opening. That'll keep supply plumbing out of the exterior walls.

My apologies for the confusion with my sketch; wish I could edit the way we used to. Yes, there's a walk-in shower on the other side of the bathroom. I took a few pictures this morning, hope these help clarify the space. Part of what I struggle with is that we re-did this (down to the studs, all DIY) ~ 10 years ago. So much work, results pretty good, but I'd do it differently, this time. DH even made the cabinet, which as you can hopefully see, angles in to provide more leg room. Room foot print (oh how I hate this floor and the mosaic tile!): There is 18" between the toilet and cabinet. Thank you for the responses; as always, you make me consider new ideas/rethink existing. roarah - we're north of Boston, somewhat less expensive but probably not by too much:) So helpful to hear your scope and costs. gsciencechick-you make it sound so reasonable. OutsidePlaying - Ah, scope creep. I've only been thinking about the impact of a gorgeous tub area and now you remind me that every picture of the finished area will remind me of the too-narrow walk through (18"). We're fine with moving plumbing (full access downstairs). Point taken about scale of small sink and large tub. The current access door leads to the linen closet area and then family room, and we are used to it there and I like the view:) rockybird - There's enough room, but we'd probably go sideways each time (mental cringe). You have a good eye - no, I don't feel the windows are placed correctly for the sunset; I would increase the number on the left side of the house corner. What addition are you doing? (I love your home). lisad82 - Your point is good about the wasted wall space; I'll take the time to map this out on graph paper/in Sketchup, to see what a changed config allows. DH said that about the sunset too! It's just so pretty, when we occasionally see it. I'd like to see more of them. I do appreciate the advice about making the current space more efficient, but we've already done that. (So maybe I am just questioning my finishes, food for thought).

Annie, I get what you're saying for sure. My issue with the master is that I can only do a 24" bump out max, and really 18" is more likely. One window is onto the front porch (I know, totally ridiculous) and the other is onto to the driveway. I am doing a bump out in the master bath, I'm adding 18" onto the shower with a transom window above the sight line. If I had the money I'd flip the master and guest rooms but it's not in the budget I think. I'm hoping when I meet with the build team there next week I can get some other ideas from them as well. Luckily, I'm not one who spends much time in the bedroom or bathroom, I tend to get up, get dressed and get out, rarely going back into the master until bedtime or maybe to put up laundry. We will be in the mountains so will spend our time outside, hiking, biking, gardening or fishing in my husband's case. This is the whole first floor, showing the 2 new bump outs. The driveway is on right and the river is about 60 feet to the left running parallel to the deck.
