That looks like a great plan and solution. Does your roof have enough overhang to fit the bump-out or will the bump-out have it's own separate roof? That would be my only concern about the exterior aesthetics, but it sounds like this isn't a very visible part of the house anyway?

That looks like a nice solution, and certainly the guest room is better for it. But I'm wondering if that deeper closet will be able to be accessed...is the existing MBR closet wide enough for you to get in there with hanging space? It's hard to tell from the picture. Also, will they be able to make the bump out deep enough to accommodate closet space? It will have to be over 2' deep. It should be well insulated too otherwise it can be very cold space from the bottom up.

Annie, I will have to go remeasure the master closet. My husband was helping with measuring and I had to rush. I think it was just over 5 feet wide so I will only have hanging along one wall. But an extra 2 feet would help.

The bump out can be up to 4 feet and be cantilevered, my plan was for about 30 inches. Being in Georgia, cold isn't a huge problem but I will be insulating for sure.

OK, just stay open to the idea, as you examine the expense, that that money may be better spent in the master. For example, what if you added the bump out to the master and created a window seat with closet space on either side? You know best what your needs are, but somehow, I'm of the bent that the most money should be spent where you live most, and the guest room is probably not the place.

Annie, I get what you're saying for sure. My issue with the master is that I can only do a 24" bump out max, and really 18" is more likely. One window is onto the front porch (I know, totally ridiculous) and the other is onto to the driveway. I am doing a bump out in the master bath, I'm adding 18" onto the shower with a transom window above the sight line. If I had the money I'd flip the master and guest rooms but it's not in the budget I think. I'm hoping when I meet with the build team there next week I can get some other ideas from them as well.

Luckily, I'm not one who spends much time in the bedroom or bathroom, I tend to get up, get dressed and get out, rarely going back into the master until bedtime or maybe to put up laundry. We will be in the mountains so will spend our time outside, hiking, biking, gardening or fishing in my husband's case.

sounds like a great solution to me! i don't think i would add a transom- morning light is awesome, but not everybody likes to be awakened by it...

I think you're right about the transom. It would face the bed so would require a blind of some sort. However a transom in the shower bump out in the master may be nice.

I've often thought of doing something like that in my current master bedroom. Anyone able to ballpark costs?

According to fine home building magazine a bump out is an inexpensive way to add space. Assuming the floor joists are such that you can cantilever into the floor. Maximum of 4feet. More than that and you need a foundation. I'm meeting with the builder next week so will see if he can ballpark it.
