I am leaning towards a fungal infection, primarily powdery mildew. Powdery mildew looks different on succulents, and doesn't present itself as a dusty white coating like you see on ornamental plants. Powdery mildew is usually a problem when humidity is high, and worse with a lack of good air flow. Anthracnose is another fungal infection that can affect jades, causing leaf spots like that, but the "starting out white" part says powdery mildew. Either way, fungal treatment may help, but those leaves are scarred permanently. Also, I'd isolate the infected plants from everything else, and treat everything regardless. P.S. Pay attention to label directions for any treatment you use, if you go that route. Joe

Those spots look for like pest damage rather than fungal infection. The damage reminds me of what I see after removing scale. Harvery's request to see the underside of the leaves will help with understanding the source of the damage.

i always presume the Ag dept insists on clean stock being in the trade.. so i rule out disease rather quickly ... you said you planted it ... potted or ball and burlap?? ... if BB...possible severe digging stresses ... at growers location how did you get it hole ... possible severe transportation stresses .. not to mention from field to store ... was it at the store all summer... or late deliver ... possible improper care stresses ... how did you move it from store to hole in ground.. further transport stresses ... how did you plant it ... amend soil .. etc .. what is your soil ... etc.. planting stresses ... how was winter ... further possible stresses ... and.. your watering protocol ... which is what the above are wondering about.. more stress .. which leads me to the conclusion... wait for it.. your plant is stressed .. lol .. differentiating what was the cause.. is near impossible ... what i would like to see... is a pic or two of some buds ... if they are not plumping.. and its showing no signs of life.. it might be a goner ...here in my z5 MI .. buds are extending about an inch .. and its been a rather cold long spring [with just a few warm days].... if there is a next time... the smaller the plant.. the less the stress.. in every aspect ... so go smaller.. try to avoid that instant gratification urge ... ken

Hi Jack, Are you new to growing Sans? My suggestion is not at all a knee jerk reaction; it's my intuitive attempt to contain spread of whatever is causing the spots of whatever that is. Why are you using a pebble tray under your Sans? Bad idea for succulents. If water overflow is allowed to accumulate there, this could be keeping the roots & lower soil too moist, making the environment undesirably hospitable to bacteria, rot, fungus, all these type of problems. I would not use coir for these plants, I'd expect it'd be too water retentive. I'm somewhat familiar w/ coco coir having used it some years ago in my Hoya mixes (I don't use it any more). If you must use it, I'd mix it 50/50 w/ Perlite or Pumice; it needs one of those amendments. Otherwise, I think it's slower draining than you think.
