Building a Home Electrical Wiring Home Repair

Final electric inspection

We had to fire our horrible builder last year. Since, we’ve taken over the Job of the GC. We are calling in an electrical inspection for next week. Does anyone have experience on exactly what they look for? The only thing we do not have completed is under cabinet lighting. We had issues with the builders old electrician and we are now debating what kind to get. Those wire for the UC lights are in boxes and capped. Hoping that is ok.

Different inspectors look for different things depending on the tradesman's name on the permit (they know the good, the bad, and the ugly) and how much time they can dedicate to your inspection. Remember that an inspection is a sampling--not a comprehensive check or endorsement of every aspect of your job.

I passed final inspection with several capped boxes (for lights to be installed later), but he did check panel box for labelling and arc fault breakers, and was a stickler for outlet locations and switches for stair lights. He did seem to have a good rapport with my electrician, so I'm sure that helps.

I'll add my two cents. When it's easy enough to do, I loosen the set screws to lower the fixture enough to get the brush bristles underneath it without getting paint on the fixture. If that's not possible, I tape it carefully. The yellow delicate surfaces tape works better for this than the basic blue tape. Be sure to run a putty knife or sharp fingernail around the edges of the tape to get a really good seal. If you've taped and paint around, be careful not to glop a lot of paint at the taped edge. Use an almost dry brush. Once it's fully dry, carefully remove the tape and if you have any paint on the fixture, gently scrape it with your fingernail or the tip of a screwdriver or a putty knife wrapped with a piece of cloth so it won't scratch. I'm like patser. I detest any kinds of hardward/fixtures splotched with paint and try to take them off if possible before painting.

What is in the contract? At this point you are bound by the agreements you made at the beginning of the project. Even the best contractors have trouble getting the last few items done so this issue should be addressed up front. If your contract is not clear on this issue, then you should withhold a significant enough amount until everything is done. We have a cost plus percentage contract and are withholding the GC profit until the project is finished. There are milestones along the way and we don't just pay because he is out of money. For example, we had an inspection on the framing and there were a few issues written out by the inspector. We paid a 60% progress payment plus materials based on supplier invoice, but did not pay in full for the framing until those items were completed and cleared. When the electrical rough-in was done and passed by the city, we paid a 60% progress payment and will not pay in full until the final electrical inspection is complete. The same with the roof and each phase along the way.

We just had an energy audit and I had a long conversation with the auditor about this. There are a glut of CFLs and they are pushing them because entities bought them. But LEDs are even greener and the bulbs I got are as nice, if not nicer than the incandescents. I was using Reveals. Also, it turns out they are better for the fixtures long term, since they don't generate as much heat. So you don't get light bulbs breaking off in the ceiling -- I had one do that last week. I really like the Illumitech bulbs (made by Feit) I found at Lowe's. Went with 3000K (found the 5000K too blue). Lowe's also has the Lutron replacement switches. No discard issues. CFLs have a 1-3 second delay before they go on. I agree it's weird.

Thanks Petey. By the way, what do you do to fix an outlet box that stands proud of the sheetrock? In my case I have two that are proud by 1/8" at the top but are basically flush at the bottom. All I can think to do is to use a sharp wood chisel and shave the plastic box flush with the sheetrock. Any better way to do it?

In my area, to name a few, they check compliance with: box fill requirements, grounding, proper size breakers, circuit requirements for kitchens, GFCIs where needed, adequate wire lengths in boxes, cable stapling, outside receptacles, etc. In short, they want to make sure the electrical code was complied with and there aren't potential problems with the wiring that might cause your house to burn down or get someone electrocuted.
