I don’t care for the white/gray/white stripe effect on the right side. If you are going to color the brick gray, I think taking the gray to the base of the foundation would ground the house and make it look better. If you do this, you might need some modification on the left too.

Is your favorite style MCM?
I think either way you need to pull out the front door and add some sort of porch. I agree re the stripe. Is there any way you can move the garage door to the left side of the house so it’s not visible? Enlarge the windows next to the garage. Other than that COOL!

The inspiration house is just that --- an inspiration. Our intention was not to copy it exactly but to mimic some of the lines, color palatte and textures with our own custom plan. The inspiration house also is quite a bit wider than our house so the steeper pitch of the roofs look better on the inspiration house than they would on ours, imo. In any event I am glad that you like it thus far. Basement has been dug and work on the footers began this week.

I like it. I think you're going to have good storage and a nice work flow. Definitely use boxes or furniture or something to simulate the island and do some play cooking to determine how wide you like your aisles to be. Some of us like a bit wider than the recommended 48", some less. I thought I was going for 54" but I recently decided to widen mine to 62". Some people might consider that too wide but I really like it. When facing the range, how long are the counters on the left and right sides? I ask because you may have room for a prep sink to the right of the range. That would make your kitchen even more efficient with all clean-up on island and all prep/cook on perimeter. Of course, the island could also be used for secondary prep, if needed. What is #6? It looks like an appliance of some kind? I would put the DW in #14 with the most used dishes and utensils in #21. This is especially important if you don't go with a prep sink on the perimeter. This way someone can prep on the closest path from refrigerator to stove without crossing over the clean-up person. And this also leaves your dishes closest to the dining area to make setting the table easier and the person doing that needn't enter the prep/cook zone. Make sure you do a deep enough overhang for seating. Here are the recommendations. Some folks here like the overhang a bit deeper than these so you might also want to mock up something to see what works best for you. Definitely don't go shallower. And the items stored under really do need to be items not needed often like, maybe, seasonal dishes and serving pieces because you would get tired of crawling under there to get things very often. I would use pull-out shelves so you can at least bring things closer to grab.

We also have a WC we are removing. We aren't mobility-impaired, thank goodness, but I had to remove the paper holder and door stop just to get enough clearance in there for my husband to be comfortable. He still rarely uses it unless standing. :) It is ridiculously narrow. I think I'd switch the entry into the bathroom and the toilet location so you aren't staring at the toilet during your relaxing shower. I'd prefer the entry closer to the bedroom door, anyway. Is the room across from your WIC and hallway the new guest room? It looks really large, and you said something about build-ins being there? Could you move the washer and dryer to that area, maybe to back up to the bathroom wall? I'd sacrifice space in a seldom-used guest room to have W&D on the same level as the bedrooms. I had a house with 4 bedrooms upstairs and the W&D were adjacent to the master bath, great location. I cannot imagine dragging clothes, bedding, towels, etc., up and down stairs.

I'm having trouble with this because your 'brief' is too brief. Currently you have a 2 bed / 1 bath plus a den. Your kitchen must be eat-in, since there is no separate dining room. Based on your family size, how many bedrooms and bathrooms do you need? Is the home office essential, and must it be closed off from other rooms? If the house can remain a 2 bed / 1 bath, quite likely there are ways to improve without expanding, or expanding only a little. If you need a separate primary bedroom with bath, I would encourage you to keep the primary suite sized similarly to the other rooms (after renovation). Otherwise it will look like two completely different houses. The house seems to be single story, but does it have a basement, crawl space, or slab foundation? What is the finished ceiling height? Has the house been updated at all since the 1960's? If not, it probably needs plumbing, electrical, and HVAC attention. You have exterior doors on three sides - could one be eliminated? Windows need to be added to the plan, and are windows in good shape? Is the roof in good shape? Does the roof have rafters or trusses?

The single slant roof on the addition does not meld well with the existing house. I would put the same kind of gable roof on the addition as on the original. It will have the same pitch but be a bit taller so the 2 masses will echo each other.

Jennifer, do you think that is a matter of opinion? Or are there some objective resources on acceptable roof pitches? We considered an idea like yours but it would look terribly long and unsightly

Best to ask an architect about best practice regarding massing. It's more than opinion but less than science. I'm just a (somewhat well-read) layperson, so I know that it's off but not why.

If I were building an addition to this house, I would put it at right angles to the existing house to make an L or a T. The front of the addition would be the width of the garages and would have a simple front facing gable.

Sounds very boring and traditional.. we’re kind of avant-garde... but I do appreciate the feedback

Both the new and the old sections should be the same style-- either all "avant garde" or all traditional. Show your plan to a local realtor. If you ever want to sell your home, a cohesive look will be easier to sell than some weird hybrid.

At any rate, I don't think you want to hear this. So I'll take my "boring and traditional" self away. :/

Looks like two separate houses that coincidentally used the same color palette.

Raised ranches are very difficult to alter cohesively.
