New Roof, Leaking!

Advice Please!

In September we got a new roof put on. We recently had quite a bit of snow (over 12 in) and we thought our heater was giving out, its an older unit. Come to find out we have a leak from we suspect our roof and water was dripping directly into our electrical box. We haven't seen any other leaks and probably would not have noticed this one had we not visualized it. The roofer is here now and an electrician is coming, hopefully today.

Can anyone give me options of what I should expect? We've already spent over $200 in replacement parts for our breakers trying to get heat - oklahoma blizzard. Our AC/heating unit are old but now we are likely going to have to replace the entire unit as well as our electrical box. We are actually very lucky our house did not catch fire and that our smoke detectors work.

As far as? What makes you think it was the roof that was leaking? Sounds like the right people are at the house and they should have better guesses than we would possibly make,

Did the water enter the circuit breaker box causing the furnace not to work? What makes you think the entire HVAC system needs to be replaced?

A little bit of side advise dont compromise your house waiting for some idiot that didnt know how to do it right in the first place to get lucky and make it stop for now only to have it fail later. Get another roofer there to look at it and tell you what was done wrong they will probaply charge for this because it involves another party. Ask the first roofer to correct as specified in writing giving them a specified date to complete. You can make a very official sounding document to present to them showing you mean business. Document all events with pictures and in writing. If still not right or refused to repair find out how much it will cost to fix from the other roofers have them fix it and document it with pictures and also have them check other tbl areas. Then present them with the opportunity to refund the bill for the other roofers if refused take them to small claims I think it costs 35$ and you can get as much as 3500$ in refunds and damages. Some things to keep in mind in having anyone do any work. Get at least 4 estimates take notes and never go with the cheapest. It costs most companys the same to do the same work and materials. Charge too little and they cant afford to do a good job or use good materials. Charge too much and they dont care if they rip you off they can do a really god job it just costs more, or screw it up and it costs them more to do all jobs because they have to redo most of them so they charge more to make up for the cost of going back so much. Stay away from the chains, sometimes its hard to spot them but Ive found they usually have a sales guy that dosnt know roofing bid the job from a price sheet. I have seen this in plumbing and hvac also. They are high priced and they have alot of low paid low skilled labor working for them. Marcie

Whoever did the roof is responsible for finding out how to do it right and then doing it. There may be a question of vents vs no vents, or insulation in the wrong place, or the wrong shingles, etc. and you should not (and I don't think are capable of it :-) have to figure out what to do on your own, or else call in a very reputable contractor/roofer/architect to get some information (only).

Hi all, The roof is finished! It ended up costing an extra $725.00 but it was all plywood costs. He gave us the receipts. He said it was the worse roof he's worked on in over 30yrs. It looks fantastic :) I'm so happy that it's done. He hasn't finished cleaning up because now he has to rip off the cedar siding. He can't start that job until I pick a siding color. too many choices lol :) Laura

it really depends on the installation. If the roofer literally peeled the backing sheet off of the Ice and Water shield and stuck it down to the roof deck (deck boards with joints as opposed to continuous sheathing) then yes, I think there is a potential for the asphalt to flow through the board joints whenever it gets hot enough to melt it. With time it may slow down due to exposure but the good I&W shield material is designed to flow and seal against penentrations to prevent water from getting through the membrane. I would not expect it to be a contant drip like a water leak, but I suspect the potential for it to ooze through the joints (as shown in your photos) and maybe cause an occassional drip in really hot weather would be there for a long time.

I was looking for advice as far as liability through the roofers or experience.

We do not have any pipes or water that run through the attic so our thoughts is maybe when the new roof was placed something was not sealed properly.

You said getting parts for your breakers. Breakers are usually replaced, not fixed. What actually did you do?

I could be saying it wrong. Originally we thought it was the heater causing the breaker to flip and it was replaced. Then we realized when the house filled with smoke that water was leaking down the breaker box and this was the real issue. The electrician left and will be replacing the entire thing this weekend.

My question is has anyone had issues related to a new roof leaking (water damage etc) and what process came out it related to the roofing company's LLC if they were determined at fault?

If you can tie the leak to the new roof, you should file a claim against the roofer.

I am a little skeptical a new roof would cause the damage you describe. But let's assume this was the case. You have to convince the roofer his work caused the water damage and ask him to pay for all the repairs. He if agrees, all is good. If he doesn't then you could file a claim with your homeowner's insurance company. If the damage is covered you may still have to pay the deductible. You ask the roofer to pay the deductible, and if he refuses take him to small claims court if you want full recovery for your loss.
