I'm not a pro, but if you post a layout with all the measurements of doors, windows, etc. you may get a full room layout done for you. @Flo Mangan will hopefully come to your rescue.

Is that a fireplace in the corner? Do you want to buy all new furniture? If not, post what pieces you have to work with the sizes.

My first thought is that you need to bring all the furniture away from the walls.

Thank you. We've not actually moved in yet (move in Monday), I'll post measurements when we're in. Will be all new furniture.

What comprises "modern Georgian"? That room doesn't have any Georgian characteristics to work with.

Not sure what you mean by Modern Georgian. I find some “labels” get in the way. You have great light in this room. The beams visually lower an otherwise high ceiling. I would consider painting them white.

This part is an 80s extension. The original part of the house was a georgian cottage. There isn't really any features left unfortunately, which is why I'd love to bring in some characteristics (paneling, parque floor etc). I wouldn't have thought of painting the beams, but I like those pictures.

Nikki- I would paint those beams before you move in if possible. If redoing the floor, a wood floor in herringbone pattern would be gorgeous. Depends on your budget. A pretty rug with floated sofa and a couple cozy chairs plus some interesting antique pieces could really transform this room. See if you can get the selling agent or your agent get measurements of the room including length and widths of doorways etc. then I can do a scale drawing and determine size and placement of furniture and size of rug. Then a beautiful chandelier would bring this room into your modern look but nods to it’s historical styling too.

Have you considered removing some or all of the beams? They don't appear to be structural. It might involve some repair, but I start by removing every other beam or keeping 1/3 of them. Notice how the rooms posted above appear to be a similar size with far fewer beams?

Do not remove beams without getting a structural engineer in first. They could be original 80s structural set up since it was add on.
