Just finished prunning and cleaning up that front yard section. I just can't believe how much sun there is there now. Anyway, the older bigger roses in the front bed, which were put in 2007 had no damage worth mentioning. Did need some hard prunning to get rid of broken limbs here and there but as soon as they leaf out and start growing that will be unnoticeable. The newer bed section that had Heirloom roses from last year and the year before took the worst of it. Nearest the tree trunk so most flattened. I had to dig and loosen soil around the roots on some of the rose shrubs and pull them back upright as they had ben pushed down. Broken limbs so they got harshly prunned. Then the really little ones from last year are in truely bad shape. Two of them are just not there at all, must have gotten dug up and lost with all the trampling and root digging. I will just replace those as if I need an excuse to buy more roses from Heirloom. The rest of the babies in that section got beat up badly but own root roses come back so they should be fine after awhile, even if extra small. I was also out there on my hands and knees with a cutivator and trowel digging and brushing dirt off the buried Siberian Iris. I was happy to find many of them. So while most are still there some of a partial row is totally gone. That would be were they dug to get to the tree roots that went straight down so that they could have accress to cut that root with the chain saw and lift out what was left of the stump. So now I am going to have top find my lists and see whats missing from that area so I can replace them.

Hi everyone! Thank you in advance for all the advice! As far as asbestos containing, we had a few neighbors and friends come over, and conclude that they didn't "think" they were asbestos. I'm not sure what to look for as far as asbestos board, but these were like cardboard, with a particle-board consistency. So, we proceeded to take them down. (Wearing makes, etc.) Most of them were so warped - probably from the wet attic the previous HO had before they fixed the roof. What remains now is the joists and bagged insulation running between them and over the ferring strips. We did see evidence of two horsehair plaster ceilings (around the edges of the ceiling) that someone at some point in time must have taken down. Now, the question is: do we remove the insulation between the joists??? I know it might be obvious to do it, but my boyfriend just wants to put in the ceiling. I'm more thorough. The mice, over the years, did quite a job making nests out of the batting, and the bags of insulation are ripped in alot of places. About 95% is still in tact. He argues that if we take out the insulation, and replace it with new insulation, the mice will get in there to do the same thing. I disagree. I think if we take down the old insulation, and really button up all the places of openings where they could be coming from, THEN, put in new insulation, it would be the more cleaner and thorough way to go. My boyfriend hangs sheetrock and plasters for a living, so putting up the ceiling is no big deal. But, he insists that going thru the trouble of removing the insulation is a waste of time. We are in a neighborhood where we were able to take our aluminum storms to a glass repair shop that isn't very reliable but inexpensive and has about a one week turnaround. We've had to replace a number of our storm windows that had gotten thrown away from the clean-out crew when we bought the house. Even though my boyfriend has meticulously repaired almost all of the wooden windows, we drove down to HD and ordered storms to fit the windows that were either in dire shape or missing. All of what you seem to describe can be done by repairing rather than replacing the windows or the storms. The best way to clean them is to use steel wool - you could do this in situ or by taking them off the jamb. To lubricate, use (I'm guessing) a silicone based lube, and just spray it into the tracks. Even though we try to make everything work perfectly, you only raise and lower a storm a few times a year. Fortunately, it sounds like you don't need to worry about a huge repair cost. You just need to find someone who can get up on the ladder and follow your specifications!

I have to agree with the other pros, this is not likely to be successful. These are a PITB to remove due to the nails in the soft aluminum and typically get destroyed in the process. Options are to reglaze in place from a ladder, or have a professional do so. I'd tend to recommend the latter, shouldn't be all that expensive
