i think she wants to allow the eaves to vent up thru the joists to the ridge vents above where the drywall goes. it allows the "roof to breathe". the air conditioned space isn't vented to the attic or outside, you just allow a space for the air to go under the eaves up to the roof ridge vents. i did a small area in a corner of my house and i did not bother to do the tubes to vent, but the guy said it would be ok that way. it's not the sunny side of the house and i live in nashville which is not THAT far south. i am about to do another section of walk-in attic though and i wonder if i should use something to allow for ventilation on it. it's a bigger area for one thing. in my small one i just put one vent from the ac system at the end of the duct run and it keeps it moderated enough to use for storage- really better than that. it's certainly hotter than the rest of the house in the summer and colder in the winter, but it's not bad at all. it also helps moderate the temperature of the room that is next to it. it used to be significantly hotter and or colder in the room next to the storage area, and now it's much more comfortable. i really want to know if anyone knows how and what to use for the vents, how often- every other stud some thing like a dryer vent duct thru the insulation under the drywall? i have never seen it. No way you can stick a bedroom in that area with that access. Pull down staircase won't be code for any living space. Details of the size of the room, especially the height to the ridge beam would be helpful. You don't mention what the budget is. What climate. Need for heat, A/C? Insulation? Sheetrock? Electric? Plan for permanent traditional staircase? Ron

1. You don't want it tight to the roof. You need a breathing space to keep the roof from cooking. 2. Try a lumber yard , did you ask? 3. Correct. Personally I would skip all the batting and put up foilfaced insulation board. 1. Lots of air space between insul and roof 2. Leave a gap at he bottem inside and have roof vents or ridge vent at the top and you will have excellent air flow.

I would use that area for storage only. Breathing insulation fibers is not healthy. There is to much duct work, electrical wires, slopes, etc. to make it habitable. You will also end up compressing the insulation, losing its R Value and putting pressure on the ceiling below. You do have a great insulation job up there and a nice storage area now.
