Am I missing anything with this layout?
Comments (9)Thanks so much for the comments. I will have trash and recycle bins in the pull out in the island. Good idea to put another trash can under the sink. I was planning for the dishes and glasses to go in the uppers to the left of the range. The decorative pieces on each side of the range are pull outs for oils and spices. Silverware in the first small under counter drawer to the left of range. Cooking utensils in small drawer to the right of range (yes, I would rather have this in island - but no room) Pots and pans in roll out drawers to right of range. Lazy susan and pull out shelves in tall pantry area for food. What am I missing storage wise? I do have a pantry around the corner where I can store seldom used items. Island I have a good size drawer under the microwave. It is a microwave drawer so I think it is better on top. I thought about putting it by range, but now I think it will look better on back side of island. I can not make my island any bigger than 63" This is because there is a doorway on both sides that pen me in. I really have to get three barstools (three children) on the back of my island. I am thinking of putting a curve on it. Can I curve it and increase it from 12" to 15" overhang? Would this be better? Also, I don't want corbels under to hit knees, can I have supports with out seeing them? Thanks so much for your input!! (By finalizing my plan I feel like in one way I am finished, but really I am just getting started!)...See MoreWhat am I missing in my living room?

Any wood floor with an area rug is going to wear differently under the carpet (it will look newer than the uncovered sections). It won't really matter that much when you start to include area rugs However, an area rug would go a long way to anchor your furniture, and give the space a warmer feel. Also, the area rug would provide another texture and more color. I had a similar dilemma when we first bought our first home. I had to decide whether I wanted a "LR", or did I want a family room? I chose a LR, and decorated it that way. I had to do away with the existing entertainment center. I did find a different piece that was more in keeping with the look of my LR. If you don't want to use your buffet, would it be possible to find a piece that would accent the other pieces of furniture in the room? Rather than adding a piece, I would just try to put the tv on the buffet piece and components therein. Looks to me that the TV would certainly fit on the top and components easily contained in one of the side storage areas behind the glass doors. You would have alot more wall space and the problem (I had the same issue) of all of the furniture lining the walls in the room, will be less apparent. While I totally understand you're wanting to use the piece in a future DR, for now, it would really streamline your room, by taking out that corner piece. You can put it into a storage situation and bring it out again if/when you move and have a family room. What color have you used on your walls? I know my monitor is off, but to my eye, the right side of the window, reminds me of our LR wall color (SW Blonde). I have used two differing types of window treatment with that color. One matched almost exactly, which I liked as I wanted the window treatment to almost disappear. The other is a new burgandy/gold which I am using only to frame my windows. So, either try to match the paint color, or make it a stark contrast. Either way, extend the rod if you can, if you can't, you can pick up a longer decorative rod and beef up the curtains. We don't have a privacy issue, and I am not sure if you do. So, if you don't, I would remove the blinds for a more open/airy look. I would also pick up some decorative pillows in jewel tones similar to the colors in your artwork. The current sofa pillows seem to disappear being monochromatic. I would love to see some more color on the sofa. JHMO and $.02. Great room, can't wait to see pics of changes if you make any!...See MoreLaundry room/mud room layout advice

The kitchen though, have you considered having the kitchen forum look at your plan. There are some real experts over there. The reason, is that I see some things that look like they might need rearranging for more efficiency. I am not a kitchen layout expert, but over on the kitchen forum there are experts, and very kind and helpful experts. For instance the location of the stove, between the sink and the frig, is possibly awkward. Back to the laundry room. You'll need room to store supplies, and more. You will need hanging space to dry items. You'll need a counter for folding. You'll need easy access for the dryer vent to clean periodically. You'll need access to quick shut off of water in case of leaks, or when leaving for vacation. Any cabinetry at the machine area, needs to allow for machine maintenance and pulling out the units for repairs. It looks like your current plan locates the set against an interior wall. How will the dryer be vented? It would be better to locate the dryer against an exterior wall for the shorted ducting you can get. Dryer vent spec installation varies between brands. The manual will spec length of run that is desired. If it is too long of a run, then an inline exhaust dryer fan is recommended, I believe. When there is a 90degree bend, that = 5' of your allowed run. So you can't put in very many elbows before you use up all your length. My machine is 8' away from my exterior wall over the basement, where the duct runs between the joist. Because of all the bends to get it 4' down into the floor, then out the exterior wall 8' away, I used up 33' feet in the equation. The vent on the outside of the wall = 10' of ducting I believe. I could be off on some of these numbers, but it needs to be considered when locating a dryer. Depending on your exterior, you could put them under the window in the upper right 45 degree angled wall. But you don't want the dryer vented onto a gathering area, like a patio, cause lint will blow out. It's best to have the front loaders against a load bearing wall too. When machines are placed on joist flooring system, they need to be near the end of the joist. Otherwise there is tendency to bounce the floor. Unless you are on a slab of concrete, that is ideal, and the machines can go anywhere. The machines need to be able to be absolutely level once installed....See Morelaundry and mud room layout help
Comments (2)I'm not sure exactly what you're asking, but I'll give you some thoughts since I had a mudroom very similar. The most used spaces are likely the washer/dryer area and the bench area, which is also the walkway to the garage. Your towers on the sides of the bench stick out into the walkway. I would also want the sink further from the washer/dryer so you have more clear countertop space. Consider including an area for hanging damp clothes, or at least a pull down drying rack. If you stick with your current plan, I would move the pantry to the window wall corner , and then use the empty space in the corner by the door for the dog bed. Next to the bench, you could save money by using open shelves and hooks instead of cabinets. That was more useful for my kid's sports paraphernalia and shoes, for air flow....See MoreRelated Professionals
