Best material to put on top a flagstone patio so it's level?

I will be enclosing my condo's front porch and I need recommendations on flooring that I can use to cover the existing flagstone patio, to make it level. I am wanting to cover it because it's a tripping hazard for me.

There's an inch step down from the porch into my condo. Tape measure as prop.

I want to keep it for resale value if the next owners want it back, so I am looking into the best way to cover it with carpet or something like that.

- clay's not a sufficient base. You need a min 4" compacted gravel base (21A/c6/crusher run/whatever they call 3/4" minus in your area) - 3" of sand is way too much. The sand layer is for adjustment and levelling, typically 1". For flagstone you can use stone dust instead. - 1" flag isn't great for dry lay, but it can work if it's all you have. 1.5"+ is better - your edge restraint is a creative solution. Easier would have been to use a paver edge restraint, an L-shaped piece of plastic that has evenly spaced holes to accept 1/2" galvanized spikes. That way your edge doesn't start failing when the buried timbers rot. - growing stuff in the cracks can be a challenge (not much wants to grow in sand over a compacted base in the shade. Well, except weeds.). I would use a polymeric sand in the joints and be done with it. There are numerous ways to skin a cat. Will your way work for your purposes? More than likely. But since you asked, I figured I'd lay out the way I'd specify one.

somewhere in new orleans, my husband and i saw a patio of large flagstone pieces with monkey grass growing between the pieces of stone. we like the irregular, organic look. we have a contractor who is half way done laying the stone (he is a month over schedule and has not shown up for a week so we may be looking for someone to finish the project) and we plan to plant the monkey grass ourselves. the stone is sitting in 4 inches of sand. we are not sure about the best way to plant the grass and still have the stone securely supported with the sand. our current plan is to dig through the sand to the dirt with a long thin tool like a screw driver and mix the dirt into the sand while planting. has anyone done a similar project? any suggestions?

We live next to a tiny lake, and we have a flagstone patio shaped like an eye right next to the lake. 700 sq ft. It is at lake level, with an 8-inch stone wall around it, with drain holes in it. When it rains, water gets in it, and although it drains out rapidly through the holes, an inch or so of water remains in some parts for a day or so. The flagstone looks terrible as a result, and we can't even put furniture on it. It is 700 sq ft. We want to put a deck on top, so the water can drain out underneath and we can have furniture on top. Without going into to, the deck can only be 8.5" above the flagstone...no highter. Our structural engineer told us how to support the deck on the patio...but is there any way we can use Ipe given that water will periodically puddle underneath it? If not what should we use? Anything? This is the nicest part of our property, but we can't use it as is. We are in Dallas, with moderate and mostly sunny weather.

Being a professional landscaper as well as living in the PNW, your best options are using either more of 1/4" minus or sand to fill the gaps or soil with moss or groundcovers. The 1/4" probably offers the best permeability. It does compact very satisfactorily so should not be a concern migrating endlessly across the flagstone. I have seen all three methods work equally well.......it is just a matter of what you prefer and what you consider to be the easiest solution. ETA: hopefully you also factored in an appropriate slope (1-2% or a 1/2" fall over a span of 4') to the patio construction. That is very necessary and should satisfactorily address any pooling of water issues.

But the only possible way to level it is with self leveling cement and putting this over flagstones that are already failing is a losing battle. Anything you do to it to level it needs to be done permanently.

The condo is actually allowing this project? I’m really surprised. Alterations to the building exterior are usually prohibited. The only way to do this is to do demolition first. Then things can get built properly. By a licensed and insured contractor approved by the condo board. No DIY. Not allowed. If the application is approved.

I received approval from my HOA, every other unit in my complex has gotten rid of their's and enclosed the porch and that's what I received approval to do. Also, I just added a picture.

If everyone else has gotten rid of it, I don't see why keeping it would be a resale plus. The only reversible solution I could see is to put down pavers, but it doesn't look like you have enough clearance for that. (Is that a door on the right?) Carpet would be lumpy. Tear it out or leave it and put down rugs (assuming those aren't even more of a tripping hazard).

It might be possible to build a wood deck over and around it... but the picture doesn’t give a good sense of what is around the flagstone and how much clearance you have before you get to doorways and such, so that might not be an option at all.
