Kitchen floor, old vinyl tile

Quentin Parker

This dated vinyl tile in the kitchen is in great condition, but extremely dirty and blotched from years of wax build up. Tearing it all out isn't an option...there are two layers of vinyl tile, plus adhesive, and backing, at least one or more of which are bound to contain asbestos. Covering it isn't a great option, because it already has a lot of height from the layers. I could cover with thin sheet vinyl, but that looks cheap and isn't durable for the price. A contractor recommended painting it. I was thinking a four square width checkerboard pattern in cream and gray. I've heard this is durable, and it's certainly an inexpensive choice. Any thoughts? I would try to clean with tsp, but unsure about wisdom of sanding possible asbestos floor.
