Comments (5)Hi there, if you want really strong supplemental heat, I would go for an infrared electric fireplace, they usually provide more heat than a regular electric fireplace. You can get a larger insert, say 33", and get it with a trim kit to answer your question about what kind of "face" you want to put around it. Hope that helps! Comments (34)Plumeria, I understand your frustration. My husband and I almost had our 1880's home *destroyed* by unscrupulous contractors. We hired an award winning architect, David Dillard, and his design build company, Historic Projects of New Orleans, LLC to perform our restoration. Dillard stole over $75K from us and we've been turned back at nearly every corner while he is free to continue destroying people's homes and lives. I know what you mean about "unwrapping your brain." The worst part is that after these animals are out of your house, they are not out of your lives. I just keep clawing back every chance I get. I go after him everywhere I can. If the legal system won't help me, word of mouth must. It took me six months to recover enough from the shock and awe of this betrayal to start the process of hiring a new contractor. I feel like a victim still, and trusting my new contractor is a slow and daily struggle. I feel like an abuse victim. You will need strength to get through this. We've filed insurance claims against his general liability policy - maybe won't get anything, but above all, I'm building a record. Maybe something someone else will find down the road and they won't hire him. Our state contractor's board did nothing. The architect's board - nothing. The DA has a six month backlog... When our new contractor started it turns out I have a "renegade permit" that doesn't protect me or my job in terms of inspections, etc. David Dillard stole $1K from me to get a worthless permit. Dillard has made me look like a scofflaw because I went along with this stuff because I didn't know any better. Call a lawyer and start the process to get these people punished. However, the one thing I learned was not to fire them (although bar them from your property) until I spoke to an attorney. Comments (22)First...to Jterrilynn....an apology for repeatedly misspelling your name. KK, I did not tape up the tile. They are so heavy and so expensive! I am really afraid one will break. I ordered extras, but not with the extra course under the windows in mind. So, I did a mock-up using paper and it looks darn good when I squint my eyes to get a sense of what it will look like. Circuspeanut, thanks so much for that picture! That says it all! At first I thought, "yeah, but her counter matches the window trim." Then I realized mine does, too. doh (Are you a her, btw?) Thanks for cheering us on, davidro! Blfenton, I plan to take this all one step at a time. I won't paint the window trim unless I really need to. I still think the uppers could benefit from paint and the truth is I always wanted a painted kitchen but my builder didn't offer it. I just ordered the espresso (almost three years ago now!) and figured I could paint later if I wanted to. The tile is two colors which, in combination, look like a third color somewhere in the middle. So I will probably use one of the two actual colors, so there will be some variation from the visual blending of the two. (Did that make any sense at all?!) Anyway, I need the tile on the wall before I get too crazy picking colors. The tile will run under the cabs on the L side of the kitchen. The opposite (fridge) wall will just be paint. The tile will end at the lower edge of the hood. I will remove the apron from both windows. Like you, I want the easy clean-up. Comments (21)For the intended use in the foreseeable future, I would not spend that amount of money - plus deal with the aggravation - in order to open up the kitchen. At a certain point - especially if you have been renting it, there would probably need to be major remodeling of the kitchen anyway just from use. Since it is a townhome presumably there are equivalent homes with the same layout which would provide insight into whether it is something that other people have done in the development. Obviously people are different but I personally wouldn't care whether there was an open kitchen plan in a BnB type of short rental. I would be more concerned with location and cleanliness and comfort of beds and also whether there was a great shower. Interesting about how property is assessed. I am also in an area in which taxes are based on initial purchase price with very modest increases permitted. Theoretically remodeling triggers an assessment when permits are pulled. However, when I read the regulations, it appears that most home "improvements" aren't cause for an increased assessment since "replacements" don't cause an increase. If you "add" something like an additional bathroom or square footage it would theoretically cause an increase. There is a gray area in which *theoretically* the quality of the replacements is considered but that is really unworkable in practice since anytime someone replaces the kitchen cabinets (for example), the *quality* is going to be better presumably especially in an older residence....See MoreHelen Tang
