Actually I have seriously considered building a home of light clay and may do so someday. Ideally we should not be building with materials that will not, when we are done with them, be able to return to components that existed in the environment before we intervened. Stone, wood, metal, even ceramic or concrete can eventually break down to ancestor substances. Many plastics will not. The ones I personally object to most vigorously are the vinyls and the styrofoam-related ones. On the other hand, plastics can do wonderful things that other materials simply cannot match. My personal code is that they should be used only when they are the best material, and not when they are merely the cheapest. But I do not make decisions for others, or even want to. You will note that I said what I would do, not what Larimie should do. (In fact, it is just now that I am noticing what an old thread this is. By now the decision has long since been made.) We have lived in our 1913 Foursquare for over 7 years now. I have definately had a love/hate relationship. When people ask, what are you doing this weekend, I just want to smack them. What do you think? WORKING ON THE HOUSE. It's ALWAYS something. There's also the question, why don't you just hire someone? Sure, we could hire someone to remodel the kitchen. But what about the roof? and the siding? and the deck? and the bathroom? and the floors, walls, attic, basement, on and on and on. If you hire someone to repair everything, then you've put way more money into the house then you'll EVER get back. It gets overwhelming at times. I seriously don't know what I'd do with my free time if I didn't have this house to work on. I really resented it until one day, a few years ago my kids told me I could never sell it. That they loved this house and one day I would have to sell it to them. I was shocked. THIS house? The one we slave over and that is constantly in chaos? The same house that tells you it's NOT okay to invite your friends over, until the deck is rebuilt, b/c it's too dangerous for guests. THIS HOUSE? And that made me really rethink it. The house is huge. The house has 8inch tall baseboards and working pocket doors. The house has 2 acres of wooded yard and allows them to do what they like in the yard. This house isn't so new that they have to worry about denting the floor. But it's much nicer than the smaller ranches that some of their friends live in. The basement was remodeled for the three boys and their friends. They have sleepovers there (with extra insulation, so I can't hear them!). If they want to change their room, or we need to add something, we just knocked down a wall, or build it in. Can you really do that in a new house? This house has sucked us dry, financially and emotionally. But it also has made us rely on ourselves even more. We find out how to fix things and we teach our kids that you do NOT have to be dependant on others to get things done. In the end, it has been worth it. And with at least another 2 years (hahahahaha, isn't that funny) worth of work on the house, we will continue on. What also made me feel better was watching my friends and family with their NEW houses. I have already see two people who built houses within the last 7 years need to replace ALL of the windows in those houses. Really. Also the furnaces. One friend needed to replace the exterior doors in his 5 year old house, built in an expensive neighborhood. PLUS, the siding. Just b/c it is new doesn't mean it's done right. Watch 'Holmes on Homes' on HGTV. BIG eye opener. Sometimes, you forget how your house looks nice. I find that it's good to take pictures and look at them on the computer. When you're walking into your living room every day for a month and only see the floors that need refinished, you miss the antique fireplace mantel you bought and installed and the stone tile you added. The walls you redid and the built ins. When I take a picture and look at it, I see the beauty of the ROOM, not the damage to the floor. Also, it's good to compare the new pictures to the old ones. Were there really hearts on the country blue wallpaper? hahahaha Lastly, dealing with the PO's previous mistakes are always What were they thinking? Just when we thought we got all of them corrected, we take down the deck to find they didn't use flashing on the ledger board. Sigh. I always worry that once I remove every last trace of the 80's, it will be time to remove every last trace of this decade. :) Sorry to go on and on, but I just found this forum and I'm glad there are people here that are just like me. Working on their old home, loving it and hating it. I wonder if everyone has lists for every room, if by the time you get to that list for a room you change your mind, if you have more than 4 projects going on at a time and if you think you'll be done by the time your youngest time graduates high school. If your idea of a great Sunday afternoon is going to Menards/Home Depot/Lowes and shopping. If the guy from the local wine/coffee shop knows your name very well (coffee in the morning/wine at the end of the day)and his first question is what are you working on now? If your friends/family come to you first when they get bids from their contractors, to see what the materials would cost vs labor, because why in the world would they put in a new door by themselves, let alone go on the hunt across the internet and two states to find the perfect 100 year old door for their house, then build it into the opening? Is this a disease?

I've been thinking about this a lot since it was first posted. I'm not sure I'll be very coherent, but my rambling will make sense (mostly) in my head. We bought this house/property 5.5 yrs ago, it was a neglected house, but the lot was to-die-for (middle of town, near a great park, LARGE (for in town), 7 minute commute to work, on a corner, with lots of mature trees). We stalked it for years prior while the old lady went off her rocker (sadly not exaggerating) as we lived just 2 blocks away. So that's part of our crazy plan- to not contribute to sprawl (it just makes me sad). I live in an area of the most fertile soil in the world- we should not be building houses here. So doing a demo/in-fill makes my heart feel a little joy. We want to create a legacy for our children. I know they may move away and not want this house when we die, but I hope it can be paid for and provided to them as an inheritance. Or maybe they'll want it b/c we're hoping it really creates a love of 'home' and family. We hope to do a lot of the work ourselves (being big DIYers and having done almost everything to the 2 homes we've lived in) and hope to involve the kids in some of that work so that they have some ownership. I really want to create a home with minimal maintenance as the last 2 homes have been non-stop with one thing or another. Like today when our kitchen sink was running slow and after snaking it it was fine- only to go to the basement and realize all water was now backing up from the floor drain. As if mowing, trimming bushes, and cleaning off the back porch from winter wasn't enough to keep us busy today. So new construction is a must. I get water in the basement every time it rains, the joists are termite eaten, there's adequate space (another 200 sq ft would be PERFECT), but it's not built for accessibility for overnight guests and my FIL is in a wheelchair (as is MIL, but she doesn't stay with us) and my mother has had 2 hip replacements and 2 spine surgeries. 1st floor guest room is also a must. When we bought this house we interviewed architects to see about an addition and major remodel- for 17K more the builder/designer could demo the existing house and build the same sq footage as a shell, BUT NEW (my eyes and ears and back like the sounds of that!). That sold us on living here and making do with 3 layers of wallpaper in the dining room, floor that are mushy, a 1 person kitchen, no tub, on and on and on. So we're living in the house until it's paid off so that we can get more of what we want. In the meantime we will continue to play around with plans and have done lots of reading and research. There are some things we'll be able to re-use- some light fixtures, the garage door opener, faucets, all the appliances, and I'm hoping to buy some things in advance and just store until needed. My husband and I agree on quality over quantity. We don't want a McMansion, we both want a rectangle (Colonial). Preferably one that's more energy efficient than our current home (not hard to do), and keeps us warm/cool/dry. A place to live in for as long as I can conceivably live alone (my grandma made it to 95 with her hardy Midwestern genes). The most current set of tinkering plans have very little in the way of compromise- I think if we can do that and actually build the thing we can call it a success and check something off our bucket list while drinking coffee sitting in our screened-in porch on a Sunday morning knowing all we have to do is mow and trim bushes (and maybe clean off said porch :)).

I have 22 foot ceilings in my great room, and used 8 inch shiplap. I will NEVER use someone like Mark Bischak as my architect -- I don't pay for arrogant condescension. My father, who is 93, was raised in a house with shiplap walls -- his father covered them over with the latest new thing (plaster) in the 1920's, which lasted 20 years. The Old Place, as the house was called even then, was built by my father's grandparents, who were adults when the Civil War started. Shiplap is not new -- it keeps being uncovered in old houses everywhere -- and obviously as styles change it can be covered and uncovered to suit, as it is a structural part of the house! It isn't like those lovely fieldstone colonial homes in New Jersey which were covered in stucco in the 1850's and now have to be painstakingly chipped away at, one inch at a time. Here in the south, high ceilings helps the heat rise, and shiplap swells and contracts (breaths) with the humidity, making the house very much a living thing. Go for it, Kaye!
