What are the dimensions of the windows and how far up the wall from the floor are they?

I don't have measurements, but here is what I would guess: the clerestory windows are about 5- 51/2 feet off the ground and the other windows are about a foot or so over a desk (so you could put a bed under it). I'm not opposed to changing windows if needed.

The clerestory windows are divided into 4 equal sized windows - so if a wall needed to go up between the 1st and the other three for a bathroom, that could be done.

Also I think the double door to the hallway should be changed to a single door.

I think there is about 2 feet between the wall by the murphy bed and the window and three feet between the window and the wall on the patio side. Does that help?

Here’s a very simple design - working around existing clerestory windows could be an issue but nothing insurmountable. How old are the children - would you consider 2 sets of bunk beds?

This is awesome! Great to see the possibility. Yes, I would also consider 2 sets of bunk beds. How would your arrange them? There is a loft/ sitting room right outside the door so still room for “hang out” space since this is clearly pretty full with the beds and bathroom.

It depends on the age of the kids - are they boys and girls or one sex, etc.? How long do you plan to stay there?

Good point on the septic. I will need to check on that. It's on 8 acres so plenty of "land" space.

I usually find a “bonus room” is named because there can’t be another designated bedroom. There are ways around it, but if you decide to sell down the road, you have to revert the room back to what it was, even before you list it with a broker.

Bonus rooms are usually built lightly structurally, and cannot support live loads. If this is a former porch or garage that was enclosed, which is done frequently (and badly) , it’s likely not even built to standard habitable space requirements. It would need to be rebuilt from the foundation up.

Depends where it is and what the building code was when it was built vs. what it is now.

Here’s another idea - these bunk beds have a full size bed below, with a twin size up above. Also, the stairs also double up as drawers. Also, I put the toilet in a room of its own.

Wow! I love this layout even more. Thanks so much for your help. I don’t think we would have any zoning issues with turning this into a bedroom but still need to sort the septic system to see if that’s possible. We haven’t bought it yet but good to know about the possibilities if we go down that path.
