Comments (4)The builder doesn't create the ideal situation for everything when the leave an unfinished basement 'roughed-in'. We have an architech friend who knows the yahoo that designs the homes we're buying. While they are reputable, they do have a lot of design flaws - and these are greatly exaggerated when trying to finish an unfinished basement that is roughed-in/half done. There is a possiblity of moving the duct into the main basement, but it would mean creating ductwork that goes perpendicular to the joists, thus lowering the ceiling in that area. It may not be a big deal, but it's something I was hoping to avoid to save money (wasn't planning on hiring an HVAC guy when the basement gets done). The bedroom has one suppy vent - and the basement area has one also. My contractor has already told me I'll probably need to put in electric baseboard heaters, as that's not enough to heat a below-grade basement. Comments (12)your best bet in this situation is to hire someone yourself to check out the system and give you an honest answer. If you check craigslist, you'll find guys offering to do "check ups" for $50-100 - just make it clear that you want a full inspection with line pressures, subcool/superheat delta-T and static pressure readings documented in writing on the repair order. Tell them before they come out that you aren't interested in a new system, just in getting the unit back to factory specs. Something is definitely wrong, and it's likely an inexpensive fix if you can get someone to actually break out their tools and check the system properly. Don't let them talk you into a new system, and don't believe the warranty company's lapdog. Comments (12)I don't understand the resistance to putting a piece of furniture in front of that, not tight up against it, but cover it visually. The physics of air flow seem to me to allow air to be pulled from any space not actually physically up against the vent. That's why we caulk and weatherstrip, because air will seep into the tiniest spaces. I would put a larger piece of furniture there. if you are paranoid about air flow, then make it a console table and lean a painting over the top part that would come above the table. Comments (17)Where is this house located? A new construction 2150 sq foot house should not require 4 tons of cooling. Was a load calculation done? Get the complete model number of the furnace. It will indicate the size. I would think a 80K BTU furnace and 3 ton AC should be sufficient. Mike this isn't how you do an AC load calculation is it? A load calculation is never performed by rule of thumb sq. footage count. So why do it here? The only reason I can come up with is: "Don't blame me I am just a homeowner I don't do this professionally but like to play that I do..." 1. No discussion of ceiling height. 2. No discussion of windows, sizing or their placement in regards to east / west solar heat gain. You're gonna bank on "should be sufficient"?
