Jennifer, We've grown roses in the greenhouse, in pots, for several years, and they are fine. Just don't let them get too pot-bound. Crepuscule will get big in a hurry. Some comments on your list: Crepuscule -- super easy and carefree in Florida. Lasts many, many years own-root. It gets bigger faster on 'Fortuniana', but grafting is certainly not needed. Gruss an Teplitz -- I'd baby this one along. I don't know that it will be resistant to nematodes, own-root. Also rather black-spotty for us. Le Vesuve -- I think of this as a true Tea, but perhaps not. Always grown own-root in Bermuda; I don't have any long-term experience with it in Florida, but it may be fine. Caldwell pink (pink pet) -- as mentioned above, absolutely fine on its own roots. Lasts for many years that way. Princess de Sagan -- don't know about this one. Duchesse de Brabant -- I'd mulch this one deeply, but I do know that it has been grown own-root even in southern Florida, for a very long time. The Fairy -- never tried it own-root. Bermuda Anne Olivier -- a typical Tea rose. So should grow well, but may not last decades on its own roots. I would agree with posters above, that you should use a very deep mulch on everything. Do it. If you have the space, why shove the vanity to the corner? DD2 is redoing her master bath. She purchased a furniture style vanity online. We discussed several times, along with her older sister, the pros and cons and which existing sink lines to work with (old vanity was 72", she replaced with 60"). The plumber wanted to shove it against the wall, but I told him to leave about 6". She doesn't want trash can there, just space. I think he left about 3". We will see when the vanity goes in. Don't even get me started. fwiw, I couldn't find furniture style vanities that fit the look of our new home when we were building 7 years ago. So I had the installer cut off the bases and add feet to all of them. Cleaning is not a problem. I just vacuum under them like I would any hardwood furniture in the house.

It was originally supposed to be 14 feet long but somewhere between the design plans and foundation it got messed up. Right now it’s 11’ 2”. I‘ll include a photo of the original house plan. I had it modified slightly to make the kitchen wider and had it flipped. The designer did make the kitchen wider but cut the length. The foundation further cut the length. I should have paid more attention to the final plan but I trusted it was done how I asked. Love and learn I guess.

I wonder if some of the different perspective of laundry in the mudroom (or spare bathroom or hallway) has to do with the different ways we’re all used to doing laundry in the spaces we have. If you have a devoted laundry room then you may be used to using that space for dumping and sorting dirty clothes, as well as sorting, folding, ironing, air drying, and storing clean clothes until they’re ready to be put away. For those of us without devoted laundry room space, we don’t necessarily do those things anywhere near the washing machine. My washer and dryer are in my dirty old unfinished basement. The floor is always dirty and surfaces dusty from the deteriorating mortar on the stone walls and other random debris that makes its way in (until a month ago, it was often also wet!). To do laundry, I carry down a basket of dirty clothes that go straight into the washer, then straight into the dryer, then from the dryer back into the basket and back upstairs. Sorting, folding, ironing, air drying delicates all take place elsewhere, usually in the bedrooms. Translate this to the mudroom/laundry space suggested, and there wouldn’t really be any mingling of clean clothes and mud. Clean clothes go from dryer to basket which is immediately carried away. But if you’re imagining doing other laundry things in the same space, then I could see how this could be unappealing. Doesn’t sound like this layout or square footage allows for a large devoted laundry room, though.
