Comments (27)Different than what's been suggested thus far but perhaps another direction to consider? As I understand the front faces south, and that you'd like an interior entrance particularly for those cold snowy days, why not an enclosed glass sunporch across the whole front face (maybe 8' deep)? The area where the lights are could be built into a long closet to store outerwear, new front door(s) of double french doors; one end of the 'porch' could house a games/snacking table/chairs and the other end a small sitting/reading/chatting area while the center contain the boots & coats shedding area. Replace the present front door with a single french which could keep summer heat contained to the porch (considering the south face) or vice versa allowing heat and light into rest of house. In time both the present window (DD's room) and the Slider could be replaced with French doors or perhaps a full length Fr Door 'window' for DD's room so space isn't broken up to much for furniture placement. Porch Roofline begun under dormer, could be a short peak with longer front face or simply another slant down. I'd be thinking to face the knee wall (below all the sun porch glass) in faux stone. Flagstone or similar the area in front of the porch entrance and in summer, big hanging baskets on both sides of the entrance double french doors. You could do much of this in stages, particularly the interior stuff plus adding the faux stone and the flagstone. You could even frame in the walls for windows, board it over exteriorally for now and put in the windows later. Kind of long term project where you upgraded some part each year. And, while you didn't ask, I'd be inclined to take the centre two sections of porch rail out on the back deck and create deep steps from the deck down to the lawn area across both those sections. And perhaps faux the fp chimney as well. Nice big pots of geraniums or similar every 2nd step on the edges. Mmmm - I like it. This could all be done largely bit by bit rather than spending a chunk all at once. You may be able to use the boards on the front face of the house to clad the 'new porch' for now, replacing them on the inside with drywall. Same with the front door -- frame it for double French but utilize - for now - the present front door. Actually if you used a single/twin bed on the "new front sunporch" for seating with bolsters behind, you could use it as an extra bed from time to time. Anyway - just another idea for you to play with. :-))...See Morefront of your home part 2
Comments (103)OP What a nice place to call home! I can't wait to see the shutters when you get them placed. I love shutters! flyleft We live in the greatest neighborhood anyone could ask for. You can actually see a home in the first (right side at roof line) and third pictures (again right side). From our window vantage we can see the brown house but not the other because our garage blocks it. All lots surrounding us are built out. There will be no more homes right here. That's because the mountains behind in both the first and second photos are actually federal land (no building allowed). And, the mountain you see in the third photo is a state park, (again no building). It took a long time to get this lot but I think we are extremely blessed and I pinch myself daily....can you tell I love my home/area/neighbors! LOL hooisergirl This is a picture I took last year of our east view from the upstairs gameroom. Not sure if this is the view picture you are talking about. And it's not a real good picture of the view. This was taken in early morning (to early for summer smog) during our SoCal fires. Seemed like all of SoCal was on fire then and there was a layer of smoke everywhere. :(...See MoreReplacement vinyl windows in San Diego plus curb appeal input
Comments (3)I have Milgard all aluminum black windows throughout my home here in San Diego. I prefer aluminum. Milgard has always responded as quickly as possible. I want it NOW but its not always possible, however that being said, i have aluminums for over 20+yrs with no problem. Don't care for the vinyl. I have a modern home. Don't let sales reps convince you that their windows are better. Check them out for yourself and compare. But having Milgard introduced to me by a well known SD contractor over 20+ yrs ago, i have stayed a Milgard customer...See MoreUGLY volcanic stone siding: what to do about curb appeal for resale??!
Comments (37)Paint the white downspouts a dark colour so they disappear against the stone. For the street-side view, perhaps some wider trim around the window. It would be good to plant something between the shrubs. Something else to look at besides the expanse of stone. If it's too late to plant decent-size shrubs, I think tall grasses would look great. Very MCM. Larger exterior lights are always attractive and relatively budget-friendly. This is not an unattractive house - the stone gives it a cool masculine vibe. But some of the design choices (e.g. siding colour) don't bring out its best. ( LOL shutters??) Thankfully these are relatively easy to undo. The burgundy colour in your stone would look great with navy or slighty lighter blue, for example in an accent colour to spray paint the chair on your porch. Or for the doors. It's a classic colour combination in men's clothing. like this https://www.theberkshirehouse.com/articles/black-houses https://downleahslane.com/dark-exterior-ideas-to-revolutionize-your-house/ https://www.beneathmyheart.net/2020/07/trend-alert-dark-home-exteriors/...See MoreMichelle Connor
