Bathroom Addition - Vanity Design - Framed or Frameless Mirror?

Hi All,

My wife and I are buying our first home and doing a bathroom addition. We're really excited.

Thanks to the community for being a big help along the way.

We just got back our drawings and need to give some feedback to our architect. Can you all help??

The main item I'm asking for help on is the elevation of the vanity area.

Questions:

1) One Large Mirror (as drawn) or split it up into two (or three?) smaller ones?

2) Following that... should the makeup area have a mirror or just a table top mirror?

3) Frame or Frameless Mirror?

4) I think another outlet is needed for the sink on the right.. and hate how it is drawn in the middle of the mirror.

5) Any tips or ideas on the lighting?

Any other tips or ideas from y'all before we finalize the design?

You'll want to put a lot of thought into the design. It concerns me that a cabinet maker with that much space to fill would use two small sink bases that push you against the wall and then devote all the rest of the leftover space to huge drawers. There are so many ways to design this and that was the easiest, cheapest design. I'd prefer towers or linen cabinets on the ends rather than blocking the middle with a tower. I like the door/drawer configuration on the first one, though the sink bases need to be wider so the towers are farther from the sink. Notice that the cabinets are bumped out in both vanities to break up the long line of cabinets. It's better to bump out drawers than the sink base because you get a few inches of additional storage and you're not moving your face farther from the mirror as you would with a 24" deep sink base. Or you can use a 21" deep sink base and push your drawer stacks back to 18" or 19" deep. This vanity has better lighting with three sconces. I would draw all this up on graph paper so you can see how to best place mirrors, sconces, and cabinets. It all needs to be planned together so it fits perfectly and so there are no unpleasant surprises when the cabinets are installed.

@suezbell, thanks! We have no intention of doing two separate mirrors---we're fans of the Old School BIG/WIDE wall mirror, and trying to simplify at this point. But OH, I love the idea of a walnut box!! That could be just the thing to tie the vanity together, thanks! I hope I can find someone to do it without a ton of $$$ though, as we are way over budget--ack! If you have any photos to point me to, I'd love to see. Re lighting, we have a lot of recessed lights in there, so plenty of overhead lighting, I think? (I don't use makeup and rarely comb my hair, so I really only use a mirror and lighting to brush/floss my teeth!) @shirlpp, yeah, that mirror is just a utility piece until we get the real one. Another thing that bugs me is the towel bar--though it matches the T.P. holder and the sconce hardware, it's too industrial looking IMO, so I might just go with simple white bars for the hand towels. Anyway, at your request, here are some pics without the classy IKEA mirror, lol: Lower photo taken through the shower glass: p.s. Mtn, this is mostly a guest bath, although it's a full main floor bathroom. I use the toilet instead of trekking upstairs to use my bath (I live alone). And, of course, the sink for handwashing. Before covid, I had fairly frequent overnight guests, but I don't hang with women who wear make-up, so the lighting in the bathroom for that task isn't critical. My grandson uses it when he's here and he's a bit of a stickler about styling his hair, but that's about the only thing that mirror is actually "used" for. Would that change your mind about pendants?

I'm going to have a tile backsplash so the mirror could stop there and would look good I think. I was contemplating a wall faucet, but not sure I can make that work if I do a frameless mirror. I couldn't do the faucet through the mirror because the water spots would drive me batty, tho I like the look. Probably too contemporary for my 1980's NW style home.

not so good at that but possibly the width of the sink base cabinets and 2/3 the height from countertop to lights

If this room will be used for makeup application, you want to make sure your lighting is optimized. (Natural light is best for makeup application but cloudy days and evenings require good lighting.) Overhead lighting as it appears in your elevation shot is the least flattering type of lighting because it casts shadows on the face. I've read that lighting should illuminate the whole face and this is best achieved by having mirror side lights. If your lighting stays as it is, the makeup wearer might appreciate a table top mirror with built-in lighting. Person's eyesight and habits are bound to dictate preference over a wall or tabletop mirror preference as well. Lighting placement then informs mirror choice. Frame or frameless mirror is a choice based on chosen bathroom style and owners' preference. (I hate cleaning the bathroom. As I'm planning our remodel, all my choices are dictated by cleaning ease. Love the look of ornate frames but they're a pain to clean so if I go with a framed mirror, the frame will be smooth and easy to dust.)

As for the sink outlets, think about all the appliances you use and where they'll be stored. Toothbrushes? Hair dryer? Razors? Perhaps you'd like to hide these outlets with storage drawers? An architect would certainly help you do that.

Hey, no idea what your budget may be but here is what I have learned from renovating a master bath in terms of what I think works.

1. For your size vanity area (pretty huge) you can fit two recessed 24” medicine cabinets. If you want to tie it all into a wall of mirror you can check out the Robern website, where you can have medicine cabinets line up flush with a mirror in between (or just do mirrors if you don't want/need the med cabinet storage). If you don’t need the storage I would still break up the wall and do 3 sconces at eye level. Sconces offer much better overall lighting than down lighting. Pricey but Robern also offers integrated lighting either to directly into their medicine cabinets or as flush attachments to the side of the cabinets. 2. For makeup area I love a flush mounted back lit mirror. Clear Mirror has great options, can google them if you like. It comes fog free too, all you need is power to the back of it. Can get 52 kelvin so it is super bright for makeup.

3. Personally, like the clean modern look of frameless but neither here nor there.

4. As above, would add sconce lighting and an LED track recessed in the ceiling against the wall for some added ambient lighting.
