The problem with a Kerdi shower is that it's difficult to pop tile off the membrane after the thinset has cured without damaging the membrane, so resetting the curb to have proper pitch back to the shower isn't a simple repair. That said...it's still up to the GC to provide remediation. If you want a pitched curb, tell him so. It's between him and the tiler to make things right, and not at your expense. If you can settle for a dam on the curb, the only warning I'll give is that if water is pooling on the curb, it'll still be pooling there with a dam, so you might end up wiping it down with a towel after each shower. You could opt for a dam to see how it works out with the option of going with a rebuild of the curb if the dam doesn't suit you. And a common come back from the tiler is "The Schluter curb isn't pitched, the top is flat." So? Some guys shave the curb to have a pitch, some just add extra thinset under one side of the tile to pitch the tiles. Whatever agreement you come to, consider putting it in writing, especially since this had turned into a "he said, she said" blame game. And no worries on your low-tech design methods. I laid out the floor plans and basic elevations of this house with sidewalk chalk on a driveway.

The weep hole is the open hole in the shower door frame that's designed to let water drain back into the shower rather than out. If the shower pan has the wrong side slope, the water would make its way out rather than in, and it wouldn't necessarily start immediately. It also isn't where you've caulked. Unfortunately, if it *is* the shower pan, the frame has to come off and somehow the shower pan slope has to be fixed. Not easy. So I hope it's not that, but it was the first thing that stood out to me. I wish Mongo would see this; he could offer some more definitive possibilities (is that a valid term? :)).

I don't remember posting on the John Bridge site, although I have read as many related posts as I could find. Today is the day of reckoning... I contacted my builder a month ago and explained the problem. I could not find a contractor who would commit to the job. Under the builder's oversight, a "new" contractor (with 27 years of experience) is here today ripping out the tile. So far, it seems that the backerboard was run over the flange of the Swan shower pan. Also, the front corner areas where there was no flange were not properly caulked before the tile was set so the water that was getting behind the tile overflowed to the front of the curb. Addtionally, it seems that the areas where the grout was cracked were allowing water to penetrate. They are ripping out the entire first row of tile, down to the studs. We'll see what else they find. So far, no mold but it is moist back there. I have also found that the "weep hole" issue is hotly debated. (see link) At this point, I'll have to stick with the concept of having weep holes given the amount of water flowing from the holes. If all that water were to remain behind the tile, I can't imagine what would happen. Wish me luck. By the way, I guess I moved my pictures. If anyone wants to see them again, I will repost. Thank you for your comments! Our home was built 4 years ago so unfortunately we’re out of the one year warranty. But I suspect the shower was not built to the best standards to begin with. Just out of curiosity, any idea the average cost for a repair like this?

You would be correct, I think you are probably looking at a complete gut and everything new. But get a pro on site asap to verify before your mold or rot gets worse and continues to spread.

Yeah, I suspect that the pan liner that goes over the curb wasn't waterproofed properly. Typical fault is that they put cement board over the rubber liner and then screwed it down. BIG problem. The screws gave water a "path" to go into the curb and deteriorate the underlying 2x4's....and I'm guessing that;s what was used. No easy fix here, unfortunately. When the curb is compromised (as here) everything must go and the shower needs to be rebuilt to NTCA code. Sorry....

I’m nervous on what this repair will cost us but hey on the bright side I proved my husband wrong! Lol. Thanks for all your replies & suggestions! We’re having someone come out tomorrow morning for an estimate.

Redo time. Before it costs you even more in rot fix and mold remediation. Figure 7-9K to start with, unless you want to get creative with design and materials.
