ummm... i don't think smoking a bong is allowed! and drinking beer, well that would be allowed! i'm ok, jimi is my brother, but i raised him from a little thing!! LOL mom being a trucker and all. the other thing i can do pretty easy! pissing me off!! LOL he he he amazing aren't i! LOL funny how those kids are, when your not, looking they just do what they want!! my mom went and got tabor some of those heelys, so now he's like all cool. LOL sooooo, he wears them to church, so i make him change them, and he can wear them at break time, LOL the good news is my banana plant is comin out of it! before after like almost a week. so my banana plant is doing much bettr!! can't say much for the canna's. errr! one was just about to bloom too!! i was FINALLY gonna see this special yellow! LOL and one i've been waiting on never bloomed yet, won't this year thanks to the frost! that's it! i'm moving!! LOL :'))

I think a key point with the ottoman is to balance out the massiveness of the couches with something less massive. If you go with an ulphostered, ottoman, I would use something slimmer. A wood table could be nice too. Then, to lessen the dark effect, you could keep your basket of books and add a plant, maybe some candles or a fake book box to hold the remotes. Other questions that come up are how do you use the space? How many people need to sit there? Do the 2 couches offer sufficient seating? If so, I would just remove the chair, then you can bring in dining room chairs on the few occasions you need more seating. If you are truly brave, you could use comfy, upholstered chairs at the head and foot of the dining table and then wood chairs on the sides for an eclectic mix (admittedly, I would be too chicken to do this, but I am a terrible housekeeper). As far as paint colors, how do you want the room to feel? Cozy like an English den? Bright and cheerful? What also comes into it is how much natural light the room receives when you are most likely to be using it. When you re-do the fireplace, I would look at small built-ins next on both sides to put the DVD player on.

I watched a few with they first came out. I cried too much. and it bothered me that they went so overboard. I think a lot of those families have lost the homes. I wouls like it better if they gave them regular homes, really nice ones. They could do so many more, but I guess it is more dramatic this way. I don't watch anymore, don't want to cry , and wish they would tone it down and make it more manageable for these people.

Sounds like you have done your homework. I have another idea.....I do best once I put things to paper and can come up with more ideas. So, instead of just knocking down that wall.......on the fireplace side closest to the exterior wall, add a French door with full glass. Then on the other side of the fireplace, add an interior window that mimics the size of the glass in the French door. Add blinds to the French door and window (You can get them so they are slimline and look minimalist. Or, you could choose to add 2 interior full-length windows and then add a door between the sitting room and the hall. This way, you can put a chair in the corner. Partly it depends on how the rest of the configuration of the area shakes out. When I design with a client, we typically review many options prior to deciding. Then, you still have the view to the water. But, this could be used as an extra bedroom. I would see it as a nursery for parents with a baby or for small children. But, could also be used for an adult in a pinch. Yet, you still have the views and the sitting room if not needed for extra guests. I would stage it with a sleeper chair. Here is just one example. Might require a closet. At minimum, you could put it in your listing body as a flex room/extra bedroom. If I were you, I would 1) Look at competition 2) Set up an ideabook with ideas that work with the competition 3) Set a budget 4) Get help from a designer who can do 3d renderings.
