Exterior Design Dilemma Paint

how to balance Black & white Exterior painting

So we are renovating this home !
It’s got great classic bones & we wanted to refresh it with two shades of white & black details !

The problem is which windows to highlight in black & which to leave so as to make it look balanced , elegant & chic !

The photo is mid painting !
Also your views about the white paint for exterior !
Any ideas that strike to up the exterior look ?
We have an interesting wall right below the porch on the driveway ... ideas of what we can do there ! I was thinking a large black
Urn fountain on a pedestal or something else ?

I would take off the shutters and do the trim on all the windows black like the French door. Then I would plant something like a row of boxwood under the lower windows

I would also take off the shutters and paint the narrow trim around the window black. It would look good in two shades of white to bring out the details such as the belly bands, the molding, the circular window and the lions.

Melliflera, doesn't the Orange Glo make those steps slippery? It's so funny that your steps are black, we have much the same taste when it comes to colors!!! We are getting ready to paint our staircase black! (just as soon as I finish the foyer walls) I've thought about the dog hair/dust issue...but we are going to be doing a runner down the center of the steps, and I'm hoping that the runner actually catches a lot of the hair and dust. (the runner is tan with black so hopefully it will disguise actual dirt).

Hey you are right I think you should lighten your brick it looks better and is timeless and will bring it more up to date but I think you should lime wash it romabio has many different lime washes and natural masonry paints it allows your brick to breath and looks beautiful and it will age beautiful as well

Thx for the reply. Yes, I know I know…there are a lot of strong opinions about painting vs keeping natural beauty of wood through stain. So the exterior has a lot of damage- bad stain job, west-facing extreme direct sun in the afternoons, and on top of that, the door from the original builders was not a perfectly executed installation to begin with. We have long considered getting a new door completely but cannot cough up $10-20K right now to replace it. With that said, want it to look presentable and with fairly minimum cost…to carry us over until we do get a new door. Here’s a pic of the exterior.

Was this a brick building? I see some brick at the bottom . As for the black it goes on around the windows. like the french door. Those shutters need to go and honestly how much concrete do you need for cars . I would remove all but the actual driveway to the garages Take a picture from further back too, What is the boarded up window on the upper side? IMo what this house needs is a huge amount of landscaping but I need pictures from further back and IMO if this was a brick house you just devalued it by painting not the mention the upkeep forever,

No shutters, window trim in black. None of the shrubbery shown is worth saving. Double the size of exterior lanterns, the top porch lanterns' size can be tripled. The placement of the lions - move them to flank the bottom step (in place of the green pot). Careful, formal landscaping. Formal shrubbery (as shown in photos) requires meticulous trimming - not a job for 2 guys & a truck. The proposed "urn / fountain" is too much. Choose the lions OR the urn. You want "stately" as opposed to "kitschy".
